The housing market has entered its best week to sell, with mortgage rates falling to 6.30%, new listings surging past 120,000 for the first time in nearly a year, and home prices down for the 25th straight week. Active inventory is up 4.3% from a year ago, giving buyers the widest selection since the pandemic. But economic uncertainty from the Iran war and a dismal March home sales report continue to cloud the outlook.

The market’s been shifting fast… and honestly, a lot changed overnight.

Mortgage rates were down to 5.99% just a few weeks ago. Buyers were moving, sellers were listing — things felt like they were picking back up.

Then global tensions hit… the bombs dropped and the mortgage market panicked.

Rates jumped back up to around 6.3%, and now the Fed is basically “frozen.”
They can’t cut rates while inflation is surging — and inflation just had one of its biggest jumps in years.

Here’s what we’re seeing now:

• Sales are at their slowest pace since 2009
• About 1 in 3 homes are cutting their price
• Some homes are sitting twice as long if they’re overpriced
• A lot of sellers are pulling listings instead of adjusting
• Buyers finally have real negotiating power again

And here’s the big thing… this isn’t one market, it’s two.
Some areas are dropping (Florida included), while others are still growing.

I know all of this + everything happening in the world can feel heavy.

But the opportunity is still there — it just comes down to strategy now.

Today is my 6th year SPINEiversary!!
6 years ago today I woke up at 5am, went into Mount Sinai Hospital in New York, and got ready for something | loathed and tried avoiding since I was 10 years old. Even without the corona virus, 2020 was the hardest year of my life. So much physical and emotional pain made it really hard to do simple things! Those of you who saw me after know that even months after I was walking and moving with extreme caution, and all I did was watch Star Wars cartoons to prevent myself from crying in pain or feelings hopeless. Thinking back on it, I still have no idea how I did it and it brings me to tears. But Thank God, that it only lasted for about 7 months until I was finally feeling like my old self, and the post operation depression was finally starting to lift.
For those of you who didn’t know, I had a Scoliosis Correction Surgery on December 11, 2019. It was an 8 hour surgery, an eternity for my parents, and 2 minutes for me, but I woke up in SO MUCH pain, that instead of gaining the strength to call the nurse to ask for my parents I fell back to sleep, I felt like I was hit by a truck, and seeing the Guardians Of the Galaxy Scene where Rocket Raccoon states that “everything hurts” takes me back to that day. Luckily, the medicine they gave me helped a lot. (They were some really strong drugs 🫨). I had two chest tubes in my sides, the doctors had to collapse one of my lungs to do the surgery, I have some screws in my spine that will stay there forever, and I have 4 scars that are STILL pink and red at times, and l’ve only had one partially heal and another that is still “trying” to heal 7 years later. (if you have any tips for healing scares I will take them!) Thankfully I get to surprise my X-Ray with all my hardware and get a good laugh. I have a pretty high self-esteem so standing crooked all the time didn’t really bother me, and I had accepted that l’d never stand straight in my life. But 4 years later and I’m still surprised by my pictures and reflection I just can’t believe that I am standing straight without even trying; Science is amazing, Doctors are amazing, God is amazing. Thank you.
