📉 Homes in Lake Nona are sitting longer — and in August that started showing up on the rental side too.

The two are connected, and the connection surprises most owners.
Laureate Park listings are averaging 63 days on market. The wider Lake Nona area is closer to 91. But those averages hide the real spread — in our own comp pulls this year we have routinely seen listings at 160 days, 240, even 340. 😬

Here is what reaches your rental: when a home does not sell, more and more owners are renting it out instead of cutting the price. Every one of those adds a competing rental without adding a single renter to the region. 🏡

And Florida's net domestic migration has fallen roughly 93% since 2022.

When homes don't sell, owners rent them instead. Every one of those adds a competing rental without adding a single renter to the area.

Some good news for our corner of Orlando.

News 6 reported this month that the city expects nearly 100,000 new residents by 2035 — and about half of them are expected right here on the southeast side. That's Lake Nona, Laureate Park, Eagle Creek, Narcoossee and everything pushing south toward St. Cloud.

A few things arriving alongside that growth:
🛒 About 400,000 square feet of new retail at Lake Nona West, with Target, Total W**e and Sephora among the announced tenants 🚒 A new fire station off Luminary Boulevard — the city's first in nearly two decades 🚆 Brightline's station inside Terminal C at MCO, roughly fifteen minutes from most of the corridor, with a single ride to West Palm Beach, Fort Lauderdale and Miami
And yes — the traffic on Narcoossee is real. About 70,000 vehicles a day against a road built for a little over 50,000. Two projects are funded and dated: the Boggy Creek widening finishes within the year, and State Route 534 breaks ground shortly with completion targeted for 2030.
