Ralphy had his monthly spa day yesterday. For a guy who loves mud, time in the wilds of our backyard, trying to friend the bunnies, squirrels, and birds, getting cleaned and fluffed requires some recovery.
Fresh coat, fresh pillows, dramatic nap… he understands the value of good, clean presentation.
Homes — and small fluffy supervisors — always show best when they’re cared for. 🐾

Today’s neighborhood walk included sunshine, fresh air, and Ralphy proudly carrying a giant hawk feather. He pranced as if he had just closed the deal of the century.
Real estate note: The best way to know a neighborhood is to walk it.

Another agent asked a great question on Facebook. How many people are involved in a single real estate transaction? I never thought about this before. The sheer number of people it takes to buy and sell a sinlge property will vary based on cash or mortgage and other factors but if you are curious, here is a partial list. Did I miss any parts of the process? Let me know!
A lot more than most people realize — which is exactly why real estate can feel like controlled chaos. My job is to make this process feel seemless!

In a typical transaction, there are can be 15 to 30+ people involved. Sometimes more.

Buyer side

* Buyer
* Buyer’s agent
* Buyer’s attorney
* Buyer’s lender / mortgage rep/ finance person for proof of funds
* Loan processor
* Underwriter
* Appraiser
* Home inspector
* Insurance agent

Seller side

* Seller
* Listing agent

* Smoke/CO by Fire Department
* Septic inspector (if applicable)
* Well inspector (if applicable
* Contractors / repair people
* Photographer / floor plan / marketing vendors before listing

Behind the scenes

* For HOA and Condos, association or property manager, for 6D and Rules Regs

So when people say, “Why does this take so much coordination?” — because one home sale is basically a small parade with paperwork.

A little Cape Cod couch time with Ralphy, my loyal “assistant,” and some very special visitors. 🐾💙
Having grandchildren in the house has me reflecting on why “home matters". Real estate is more than walls, windows,square footage, and land — it’s where the pup claims the best spot, the throw blankets get used, rainy beach digging is fun, and the time is what you remember.

As a Realtor, I spend much of my time helping people find the right house. But moments like these remind me that the real magic is what happens once you’re home & cozy.

I have so enjoyed working with these buyers, I’m almost sorry we found the perfect cottage.
We’ve been searching for the right home in a special pocket of Falmouth.

Some days at work don’t feel like work at all. An afternoon showing Falmouth beach homes.
Blue skies, blustery ocean breezes, and that unmistakable feeling you get the moment you cross the bridge onto Cape Cod.
I love what I do. Today was about helping clients, who have become friends, find the right investment property, one that supports their goals and brings them closer to their dreams.
Last year, they moved forward on a legacy home. This year, their vision has evolved. Part of the journey. For me, real estate isn’t just about properties; it’s about adjusting life as it changes.
