Sometimes they are. Lower-than-market prices can be a lure—but the catch may be that the HOA is considered “unwarrantable.”

In California, the new Balcony Law (SB 326) adds even more challenges. HOAs that haven’t completed required inspections or set aside reserves for repairs may look like a bargain, but buyers using FHA, VA, or conventional loans backed by Fannie Mae or Freddie Mac often find out too late that financing isn’t possible.
