The sale of 1044 N. Hudson began under sad circumstances, but I think it ended on about as high a note as possible.

The home's longtime owner, Lizzie, passed away unexpectedly. She had no will or trust, and her siblings lived thousands of miles away in England. Fortunately, Lizzie also had two dear, longtime friends who stepped up when they were needed most.

They engaged an excellent probate attorney who successfully petitioned the court to have them appointed as administrators of the estate. I became involved early in the process and helped them prepare the property for sale—from cleaning out the home and tidying the yard to coordinating an estate sale and the many other details that come with preparing a longtime residence for market.

Underneath the years and the needed TLC was something special: a classic Craftsman home with many of its original features still intact, waiting for someone who could appreciate what it was and what it could become.

The market certainly recognized that potential.

By our offer deadline, we had received 22 offers. We ultimately countered nine of them, and the property sold for well over the asking price.

But the best part of the story isn't simply the price.

The new owners are genuinely excited about restoring this classic Craftsman and bringing it back to its original glory. After Lizzie cared for the home for some 30 years, I think she would be pleased to know that it is passing into the hands of people who see what makes it special and intend to care for it for years to come.

Every real estate transaction has its own story and its own challenges, and this one certainly had its share. Getting from those difficult first days all the way to Monday's successful closing took the efforts of many people.

I'm grateful to the administrators who stepped forward for their friend, the attorneys and professionals who guided the probate process, and everyone else who helped us get this one across the finish line.

A bittersweet closing—but a very good ending to Lizzie's chapter on North Hudson and the beginning of a new one for a wonderful old home.

Some stories are years in the making and this is one of them.

I first met Zoot when he joined our Rotary Club of Altadena. A few years later, he shared a dream with me: when he and Monette retired, they wanted to be completely mortgage-free.
