The energy on the ICSC floor this year is undeniable, and we're already hearing so many insightful takeaways on the future of retail.

From our team on the floor, here's the conversation so far:

🎤 Technology is accelerating quickly, but the real advantage comes from being intentional and selecting solutions that unlock value for talent and assets.

🎤 Consumer behavior continues to shift. Brands and operators need to stay agile, rethink experiences, and meet customers where they are in real time.

🎤 Connectivity is everything. The most valuable moments of the day came from conversations and sharing ideas, perspectives, and learning from each other.

🎤 There’s renewed energy across the industry. You could feel it in the hallways and after meetings. People are engaged and optimistic.

🎤 Relationships remain at the center of it all. Even as technology advances, the consensus was clear: this business is still built on people, partnerships, and trust.

Last month, our Chicago team joined the 2026 Cycle for Survival fundraiser benefitting Memorial Sloan Kettering. This cause is personal for so many and we were honored to ride for colleagues, loved ones, and everyone affected by rare cancers.

For 20 years, Cycle for Survival has raised more than $430M to fund research at MSK. We are proud to continue supporting their mission and stand with a community committed to accelerating progress.

This past year, Perform Properties was proud to support Baby2Baby’s disaster‑relief efforts by donating retail space at One Colorado in Pasadena following the unprecedented LA fires. During their yearlong residency, Baby2Baby distributed more than 200,000 essential items to local families and hosted 29 wildfire‑relief pop‑ups.

From diapers to formula, they showed up for families when it mattered most - and we’re grateful to have played even a small part during such a critical time.

One family shared: “Thank you so much for all the support and care you have been providing to us. We are forever grateful and know that you’re doing amazing work for so many people in need. We will always remember all that you’ve done for us during these challenging times.”

On Saturday, February 28, Willis Tower opened its doors to the future as the proud host of Chicago Architecture Center's Engineering Fest, an event designed for kids to design, learn, and build alongside professionals. Our operations and trades team were on the ground sharing what it takes to run one of the country’s most iconic landmarks. With over 1,000 attendees and more than 20 hands-on activity stations, the energy was nothing short of electric (pun intended).

With new tenants now open including , , and more coming soon, we refreshed the courtyard to reflect the brands helping to define the next chapter of One Colorado.

Why it matters: when spaces are designed for comfort, connection, and flexibility, people stay longer. They linger between meals, stroll after shopping, and turn a visit into a day spent, not just a transaction completed. Since the opening of Javier’s and our courtyard refresh, dwell time at One Colorado has increased by 32.7%.

Every year, the Perform team comes together for Season of Giving, our annual community engagement and volunteer initiative focused on supporting the neighborhoods where we live and work.

This year’s impact included:
âś… 41 volunteer initiatives across 14 regions
âś… over 1,500 volunteer hours
✅ 1,672 items donated to local organizations like Boys & Girls Club (Los Angeles), Deborah’s Place (Chicago), Treehouse (Seattle), and more.

To extend our impact, we made a year-end donation through CoreGiving, which contributed to food banks and soup kitchens in nine key markets, helping provide one million meals to children and families in need.
