🏠 If you’re buying or selling a home in Texas after November 2, there’s an appraisal change you should know about.
Fannie Mae and Freddie Mac are moving to a new appraisal reporting system called UAD 3.6.
But here’s the part getting confused:
This is not a new Texas appraisal law.
It’s a nationwide change to how certain mortgage appraisals are documented and submitted.
And yes, it affects qualifying transactions right here in the Greater Houston area.
If you’re planning to buy or sell later this year, it’s worth knowing what’s changing before you’re in the middle of the transaction.

And Midline is expected to eventually add approximately 2,800 single-family homes near Baybrook Mall.

Meanwhile, active listings in the Clear Lake Area were down nearly 23% year over year in August.

So does that mean you should buy in Webster before prices go up?

That’s not how I’d look at it.

Growth can create additional demand.

But new construction can also create new competition.
