More Homes Hit the Market as Demand Cools | Unlock the door with your key!
Lately, we’re seeing more homes come on the market while demand is taking a breather. Over the four weeks ending August 23, new listings in the US ticked up by 0.4%, and the total number of homes for sale rose by 0.5%—the highest level we’ve seen since early Q2. Even with more options out there, pending home sales dropped by 1.1% week-over-week, hitting a six-month low. Many buyers are still feeling the pressure from high housing costs, with the median US sale price now up 1.9% year-over-year to over $400,000 and mortgage rates hovering near 7%, which is the highest in over a year.
This combination of growing inventory and softer demand means buyers have more power to negotiate—whether it’s price cuts or other concessions. Properties that have been listed for several weeks are often where buyers find the best leverage. Sellers who are pricing realistically, instead of reaching for numbers from previous years, are seeing the most success. In my work at NW Realty here in Pearland, I’ve found that understanding when and how to negotiate can make all the difference for both sides. My background in oil and gas, as well as the legal field, taught me that timing and strategy matter—especially in a market like this.
