Recently, we've seen more homes come onto the market, with new US listings nudging up 0.4% and total homes for sale increasing by 0.5% in the four weeks ending August 23—the highest inventory levels since early Q2. However, pending home sales dipped by 1.1% to reach a six-month low, as many buyers weighed the impact of higher housing costs, even as choices improved nationwide. The median US home-sale price has risen 1.9% over the past year to just over $400,000, and average mortgage rates remain close to 7%, a 13-month high.

What does this mean for you? For those actively looking, the current climate is more buyer-friendly, with increased room to negotiate on price or request concessions in many markets. Homes that have been listed for several weeks can often provide the best opportunity for negotiation, while sellers are finding that realistic pricing—rather than chasing last year’s numbers—brings better results.

Pending home sales dipped slightly year-over-year, ending an impressive eight-month streak of gains—a reminder of just how much higher borrowing costs can impact buyer momentum. I’ve seen contract signings soften as well, with homes now taking around 60 days to sell. Mortgage rates have climbed from about 6% in late Q1 to the high-6% range, which is definitely giving buyers pause.

But there’s a silver lining: buyers are starting to gain some leverage. The median list price slipped to $424,500, about 20% of listings saw price cuts, and active inventory is up roughly 4%.
