One of the biggest shocks for first-time homebuyers?

👉 It’s not always the mortgage payment.

It’s everything that comes AFTER closing.

People get so focused on:
✔️ down payment
✔️ interest rates
✔️ monthly payment

…that they forget about real-life homeownership expenses like:

💡 utilities
🌳 lawn care
🛠 repairs & maintenance
🪑 furniture & appliances
🏠 homeowners insurance
📈 property taxes
🎨 little “I want to update this” projects
😅 and those surprise expenses that seem to appear out of nowhere

The truth is:
The house payment is only PART of the picture.

Market Predictions👇🏼
Nationally, pending sales rose in April, but the South actually dipped slightly, and higher mortgage rates are still the main drag.

Most forecasts point to slow improvement, not a boom. Fannie Mae’s May forecast still has 30-year rates around the low-to-mid 6% range for much of 2026. Realtor.com also expects only a modest sales rebound in 2026, with activity still below normal.

For Northwest Florida, I’d say:

Late summer/fall 2026 could warm up if rates soften.
Spring 2027 is more likely to feel like a real “heated up” market again — unless rates drop faster.

The market will heat up first in:

* well-priced homes
* move-in-ready homes
* desirable school zones/neighborhoods
* homes where sellers offer concessions or rate buydowns
* entry-level price points

Best Facebook wording:

The market isn’t dead — it’s discerning. Buyers are still buying, but they’re payment-sensitive and value-focused. If rates ease even a little, the buyers sitting on the fence could come back quickly. My prediction? We may see pockets of stronger activity later this year, but a true heat-up likely depends on mortgage rates moving closer to the 5s. Right now, strategy matters more than ever.
