Want to avoid the holiday beach traffic Labor Day weekend? Let’s head to the woods instead. 🌲💧

While everyone else is fighting for parking on the coast, locals know that the best spots to cool off are inland! Places like Krul Lake (for swimming- no dogs allowed) or Bear Lake (no swimming, plenty of hiking, dogs allowed), with beautiful hiking, cool swimming, and camping without the massive holiday crowds. You may be too late to reserve a camping spot for this year, but a nice swim in Krul Lake will cool you off!

When you buy a home in Santa Rosa County, you get access to these incredible hidden gems right in your backyard.

Buying a waterfront condo on the Panhandle? The rules have changed in recent years, and being prepared is everything! 🌊🏢

If you are looking for a coastal investment property or a second home, you have likely heard about the shift in HOA reserve requirements and Florida property insurance. Here is a quick update on some of what you actually need to know:

1️⃣ HOA Structural Reserves: New state laws require condo associations to fully fund their reserves for structural repairs (roofs, painting, paving, etc.). This makes buildings safer long-term, but it means you must review the association's Structural Integrity Reserve Study (SIRS) before buying to avoid surprise assessments.

2️⃣ Insurance Stabilization: The coastal insurance market is finally showing signs of stabilizing, but strict wind and flood requirements remain. Knowing a property's elevation and roof age is non-negotiable!

Navigating these changes takes strategy. As a certified Resort and Second-Home Property Specialist (RSPS), I make sure my buyers have the data they need to make a secure, confident investment.
