Let's talk about property taxes.
Some of this may be common knowledge to most homeowners. For others, this could save you thousands.
Property tax appeals:
I have constantly been seeing people post in community groups how much there property taxes have risen. A lot of this goes along with the rise in home prices and inflation over the past few years. Sometimes though, a home is simply unfairly taxed. It may feel like you're stuck, but you're not. You have the ability to appeal your property tax bill through the county you live in. Either yourself or with an attorney.
I personally had my home's tax bill reduced by over $4,000.
Senior exemption & senior freeze:
In Illinois, homeowners generally become eligible for the Senior Citizens Homestead Exemption when they are 65 years old or older during the tax assessment year, own the home, and use it as their primary residence. Most homeowners don't realize they must apply to receive these savings, so make sure you do so!
There are also additional senior programs that may provide larger savings.
Senior Citizens Assessment Freeze Homestead Exemption – available to qualifying seniors with household income limits (currently up to $75,000 in many Illinois counties). This helps freeze the assessed value used for taxation, though it doesn’t necessarily freeze the tax bill itself.
Senior Citizens Real Estate Tax Deferral Program – allows eligible seniors to defer property taxes, essentially as a loan against home equity.
Homeowner's exemption:
The most common property tax savings that everyone knows about is a homeowners exemption, (also called the General Homestead Exemption). If you own and live in your home as your primary residence, you may qualify. The exemption reduces the taxable value of your property, which can lower your annual property tax bill.
Vast majority of the time this is set up for you when you purchase your home.
