Can I Buy a Home Before Selling My Current House?

Many homeowners assume they have to sell their current home before buying another one, but that’s not always the case. If you’re looking to move into a new home, you may have several options depending on your finances and current equity.

Some homeowners qualify for bridge loans or home equity financing, while others choose to make an offer contingent on selling their existing home. Each option has advantages and disadvantages depending on the current housing market. Another choice is to speak with a lender if you qualify for a new mortgage while also still currently be tied to your existing mortgage. In a competitive market, this could be a valuable option.

In a nutshell, the best option is entirely dependent on your personal and financial situation. What I recommend is speaking with one of my partnered lenders and myself to review all the details of each option. We will find the best option for you and create a tailored game plan to that sets you and your family up for your next home.

The importance of professional marketing.

I will raise my hand that I know a thing or two about marketing. I really did pay attention in my marketing classes at DePaul University. Unlike calculus, they were actually interesting! But somethings don't require a fancy, expensive degree to understand.

One of those seemingly obvious things is professional photographer to showcase a property. Not your realtor whipping out that iPhone and snapping pics like they're a 5th grader who just got their first phone. My favorite one is the classic "mirror selfie". They take a picture of a bathroom and you either see all of them or just a floating phone and hand in the mirror.

It takes money to properly market a property. And hiring a professional photographer is a must in my opinion. The listing in many regards is a reflection of the home. Clear, bright photos bring up the status of a home. Opposed to poor lighting and low resolution images from a mobile phone.

So what do you do as a homeowner looking to sell? When you interview an agent, ask "do you hire a professional photographer?". Then ask to see their most recent listings. This gives you real life examples of how this agent will present your home. Seeing their previous listings also tells you how well the agent performs. How quickly did their last listings sell? Did they sell at asking price? Etc.

For most people, their home is the biggest investment they will make in their lives. Make sure when you hire someone to sell that asset, they're not taking mirror selfies in your bathroom.

Overall, the market remains very similar to what we’ve experienced over the past several months. Home prices continue to climb, inventory remains tight, and mortgage rates are holding in the mid-6% range. We are still firmly in a seller’s market, and well-priced homes that are marketed properly are continuing to sell quickly.

Let's talk about property taxes.

Some of this may be common knowledge to most homeowners. For others, this could save you thousands.

Property tax appeals:
I have constantly been seeing people post in community groups how much there property taxes have risen. A lot of this goes along with the rise in home prices and inflation over the past few years. Sometimes though, a home is simply unfairly taxed. It may feel like you're stuck, but you're not. You have the ability to appeal your property tax bill through the county you live in. Either yourself or with an attorney.
I personally had my home's tax bill reduced by over $4,000.

Senior exemption & senior freeze:
In Illinois, homeowners generally become eligible for the Senior Citizens Homestead Exemption when they are 65 years old or older during the tax assessment year, own the home, and use it as their primary residence. Most homeowners don't realize they must apply to receive these savings, so make sure you do so!

There are also additional senior programs that may provide larger savings.
Senior Citizens Assessment Freeze Homestead Exemption – available to qualifying seniors with household income limits (currently up to $75,000 in many Illinois counties). This helps freeze the assessed value used for taxation, though it doesn’t necessarily freeze the tax bill itself.
Senior Citizens Real Estate Tax Deferral Program – allows eligible seniors to defer property taxes, essentially as a loan against home equity.

Homeowner's exemption:
The most common property tax savings that everyone knows about is a homeowners exemption, (also called the General Homestead Exemption). If you own and live in your home as your primary residence, you may qualify. The exemption reduces the taxable value of your property, which can lower your annual property tax bill.
Vast majority of the time this is set up for you when you purchase your home.
