The importance of professional marketing.

I will raise my hand that I know a thing or two about marketing. I really did pay attention in my marketing classes at DePaul University. Unlike calculus, they were actually interesting! But somethings don't require a fancy, expensive degree to understand.

One of those seemingly obvious things is professional photographer to showcase a property. Not your realtor whipping out that iPhone and snapping pics like they're a 5th grader who just got their first phone. My favorite one is the classic "mirror selfie". They take a picture of a bathroom and you either see all of them or just a floating phone and hand in the mirror.

It takes money to properly market a property. And hiring a professional photographer is a must in my opinion. The listing in many regards is a reflection of the home. Clear, bright photos bring up the status of a home. Opposed to poor lighting and low resolution images from a mobile phone.

So what do you do as a homeowner looking to sell? When you interview an agent, ask "do you hire a professional photographer?". Then ask to see their most recent listings. This gives you real life examples of how this agent will present your home. Seeing their previous listings also tells you how well the agent performs. How quickly did their last listings sell? Did they sell at asking price? Etc.

For most people, their home is the biggest investment they will make in their lives. Make sure when you hire someone to sell that asset, they're not taking mirror selfies in your bathroom.

Overall, the market remains very similar to what we’ve experienced over the past several months. Home prices continue to climb, inventory remains tight, and mortgage rates are holding in the mid-6% range. We are still firmly in a seller’s market, and well-priced homes that are marketed properly are continuing to sell quickly.

Let's talk about property taxes.

Some of this may be common knowledge to most homeowners. For others, this could save you thousands.

Property tax appeals:
I have constantly been seeing people post in community groups how much there property taxes have risen. A lot of this goes along with the rise in home prices and inflation over the past few years. Sometimes though, a home is simply unfairly taxed. It may feel like you're stuck, but you're not. You have the ability to appeal your property tax bill through the county you live in. Either yourself or with an attorney.
I personally had my home's tax bill reduced by over $4,000.

Senior exemption & senior freeze:
In Illinois, homeowners generally become eligible for the Senior Citizens Homestead Exemption when they are 65 years old or older during the tax assessment year, own the home, and use it as their primary residence. Most homeowners don't realize they must apply to receive these savings, so make sure you do so!

There are also additional senior programs that may provide larger savings.
Senior Citizens Assessment Freeze Homestead Exemption – available to qualifying seniors with household income limits (currently up to $75,000 in many Illinois counties). This helps freeze the assessed value used for taxation, though it doesn’t necessarily freeze the tax bill itself.
Senior Citizens Real Estate Tax Deferral Program – allows eligible seniors to defer property taxes, essentially as a loan against home equity.

Homeowner's exemption:
The most common property tax savings that everyone knows about is a homeowners exemption, (also called the General Homestead Exemption). If you own and live in your home as your primary residence, you may qualify. The exemption reduces the taxable value of your property, which can lower your annual property tax bill.
Vast majority of the time this is set up for you when you purchase your home.

Big change coming to the MLS.

Seller's now have the option to hide the number of days on the market and price changes. I will tell you what this means, my opinion, then I am curious what consumers and other realtors think. Leave a comment and let me know your thoughts.

For BUYERS

❌ What they lose
• Can’t tell if a home is “stale”
• Can’t see if the seller is getting desperate
• Less leverage when negotiating

⚠️ What that means in practice
• Harder to spot deals
• Harder to know if a price is inflated
• You could be negotiating blind

✅ What smart buyers will need to do
• Rely more on their agent (you 👀)
• Look at comps more closely
• Ask listing agents better questions

🏠 For SELLERS

✅ Big advantage
• Removes “stigma” of a stale listing
• No visible price drop history = stronger negotiating position

Before:

Buyers see 60 DOM → “what’s wrong with it?”

Now:
👉 That perception disappears

💡 Strategic benefit
• Sellers can test pricing without public penalty
• More flexibility to adjust behind the scenes

🧐 My opinion

I believe in transparency throughout the sales process. Transparency protects consumers.
For sellers, this would be a positive change for the reasons I stated above. However, this market can already be challenging for buyers. This adds another layer of difficulty.
This is not doomsday though. I tell my buyers all the time, their asking price is their asking price. That's essentially all it is. I always run comparable sales to find the fair market value of a property. This protects my buyers from overpaying for a property or a way to spot a deal.
The value of an experienced buyers agent just went up. Homebuyers need an agent who knows how to pull historical data, can read the market without relying on days on market, and educate clients properly.

It's Testimonial Tuesday!

A recent review from a first time homebuyer.

I always enjoy working with first time homebuyers. Often, they have more questions, need to see more homes, and require a little more time throughout the process. To some, this may seem like a negative, but I personally love it. To be a resource for someone who is making one of the biggest decisions of their life is an honor and privilege.
On the other side, there is a ton of excitement for first time homebuyers. It's their time to carry out the American Dream and become a homeowner. It's the place they will come home to after their wedding, where they bring their newborns home to, it's the first time they can truly say their home is THEIR home.

Residential listings under contract hit an almost 3 year high last week. This is the largest total of residential properties under contract since June of 2023. (MRED MLS Data)

I made a post recently about the importance of not reading headlines, but getting local real estate news from a trusted source. If you've been reading the news lately, a lot of the talk has been about market uncertainty. There is a lot happening with our economy right now so it's easy to see why people may be uncertain. Well, if we do not look headlines and instead look at data, it shows home buyers are certain!

We are currently in the busy season of real estate in Illinois, the spring market. When we look at the data, the data is telling us it's a great time to sell.
My last listing had around 30 buyers walk through and 10 offers submitted in less than 72 hours. Not only are the numbers telling us how competitive the market is, but my only professional experience everyday is proving that this market is hot.

I will emphasize again, this is not realtor spam when they say everyday is a great to sell. The data shows this is truly an excellent time to sell. And if you're a home buyer? It's time to get your ducks in a row. Get pre-approved and make a plan so you're ready when the right home hits the market.
