I took some time this week to look back at what this year in Philadelphia real estate has actually looked like.

This year has taken me through Queen Village, Graduate Hospital and Fairmount, out past West Chester and all along The Main Line. Some of it was listings, some of it was buyers who searched Great Valley and Radnor School Districts for months before the right one came up, and some of it was people moving to Philadelphia, PA who had never set foot here before.

The Philadelphia Market is hyper-local. One of the biggest misconceptions in real estate is that the list price tells the whole story.
But when you look at what homes in neighborhoods like Chestnut Hill, Fitler Square, and Queen Village actually sell for, you start to see how much strategy goes into pricing.
Some homes sell over asking.
Some sell under.
Some land right on the number.
And some do it in 3 days and others in 6 months.
It all depends on timing, competition, demand, and how the home is positioned when it hits the market.
