Going live should be the result of preparation. Not the beginning of it.

There’s a moment when your home officially becomes available to Buyers.

The listing goes live. Photos appear online. Buyer alerts are triggered. Agents begin sharing the property. Showings can begin.

And The Market starts responding.

But that shouldn’t be the moment we begin figuring everything out.

Before we introduce your home to The Market, I want us to have already thought through the questions we can reasonably anticipate.

How should the property be presented?

What deserves attention before Buyers see it?

Is there information or documentation we should gather?

Are the photography and marketing ready?

Is the home ready for showings?

How will showing access work?

Does our pricing and positioning make sense based on the information available to us?

Not every question can be answered in advance.

Preparation isn’t about predicting everything that will happen.

It’s about making the decisions we can make beforehand, so we aren’t unnecessarily making them under pressure afterward.

Once your home is live, Buyers begin giving us new information through their engagement, showings, feedback, questions, second looks and offers.

I want us using that information to evaluate the strategy—not scrambling to finish creating one.

My job is to coordinate the pieces before launch, anticipate the questions we reasonably can, prepare for the moving parts ahead, and continue evaluating the strategy as The Market gives us new information.

The best time to understand a problem may be before a Buyer finds it.

Every home has a history.

Repairs have been made. Systems have aged. Projects have been completed. Things have broken, been replaced, maintained or postponed.

And sometimes there are things a Seller already knows about—or has wondered about—but hasn’t needed to address.

When preparing to sell, those things deserve another look.

Not because every concern needs to be repaired.

But because a known question today can become a very different Conversation when a Buyer raises it tomorrow.

Finding information before The Market can give us something extremely valuable:

Time.

Time to locate paperwork.

Time to ask questions.

Time to bring in an appropriate professional if needed.

Time to understand what happened.

Time to decide whether anything should be done.

And time to consider how the information may affect the sale before we’re responding in the middle of a negotiation.

Understanding an issue does not automatically create an obligation to fix it.

But it may give you more information and more options when deciding how to handle it.

My job is to help identify questions that may deserve attention, gather the appropriate information, involve qualified professionals when necessary, and help you understand how those issues may affect the transaction.

Because a problem discovered later can create pressure.

Information gathered earlier can give you options.

A showing is more than access to your home. It’s an experience.

Once the door opens, Buyers finally get to experience the home in a way photographs and video can’t completely reproduce.

The space. Natural light. Temperature. Sounds. Room flow. Views. The yard and surroundings.

But while they’re experiencing the home, they may also notice things that have very little to do with the property itself.

Closed blinds.

Poor lighting.

An uncomfortable temperature.

Background noise.

Pets.

Odors.

Furniture or belongings that make rooms difficult to move through.

None of those things necessarily changes the home.

But they may change the way a Buyer experiences it.

That’s why preparing for a showing isn’t simply about allowing someone through the door.

It’s about reducing unnecessary competition for their attention.

We want Buyers spending their time understanding the home.

How does the space work?

How does it feel?

Can they picture themselves living there?

What do they want to see again?

What questions do they have?

The goal isn’t to manufacture an artificial experience or make every home look like a model home.

It’s to make it easier for Buyers to focus on the property they came to see.

My job is to help you think through the showing from the Buyer’s perspective, identify things that may compete for their attention, and help you prepare the home so Buyers can focus on what they’re actually there to evaluate.

Not everything needs to be fixed before you sell. But everything deserves a decision.

One of the first questions Sellers often ask me is:

“What should I fix before we put the house on The Market?”

It’s an important question.

But the answer isn’t automatically: Everything.

Homes are lived in. Things wear. Styles change. Projects get postponed.

After years of ownership, most Sellers can probably make a long list of things they could repair, replace or improve.

That doesn’t mean they all deserve your time or money before you sell.

Some items may affect how Buyers experience the home.

Some may raise questions about condition or become part of an inspection or negotiation.

Others could require substantial time and money without necessarily making sense for your goals.

And sometimes the decision may be to leave something exactly as it is.

That is still a decision.

Before spending money, I want us to understand what we’re trying to accomplish.

What does the item affect?

What might addressing it involve?

Could it influence presentation or Buyer perception?

Could we benefit from additional information from a contractor, inspector or another appropriate professional?

And how does the cost, time and effort fit with your goals and timeframe?

My job isn’t to tell you to renovate your house before you sell it.

My job is to help identify the decisions in front of you, gather information when needed, discuss how those decisions may affect the sale, and help you evaluate your options before spending money unnecessarily.

Preparation isn’t about making an older home new.

It’s about making intentional decisions about the home you’re actually selling.

Your first showing may happen on a screen.

Before a Buyer decides to walk through your front door, they may have already walked through your home online.

They see the first photo.

Then the next.

They scroll through the rooms. Study the kitchen. Look at the bedrooms. Examine the yard. Maybe watch a video or go back to a photo that caught their attention.

And somewhere during that process, they may begin deciding whether they want to experience the home in person.

That makes your online presentation more than advertising.

It may be the Buyer’s first showing.

That’s why I believe each part of your home’s presentation has a different job.

📷 Photos help Buyers see the home.

🎥 Video can help them experience its flow and story.

📝 The description can help them understand what may be worth appreciating.

Together, they should give someone a reason to keep exploring.

The goal isn’t to make your home appear to be something it isn’t.

It’s to present the property accurately, clearly and intentionally.

Because attracting attention online isn’t the finish line.

We want that attention to lead somewhere.

A second look. A question. A conversation. And ultimately, when there is interest, an in-person showing.

My job is to help make sure your home’s first introduction to The Market communicates what makes the property worth experiencing, before a Buyer ever reaches the front door.

Because by the time a Buyer schedules a showing, your home may have already had its first one.
