The Southwest Valley covers five cities plus a big piece of Phoenix, running along I-10 from the Loop 202 west toward the White Tank and Estrella Mountains. Just over half of the region's housing is in Phoenix itself, west of I-17 and south of I-10. Further west, Goodyear and Buckeye have grown well past their original townsites with communities like Estrella, Verrado and Tartesso. Litchfield Park stays small and distinct around The Wigwam. One thing worth knowing before you search by city: school district lines do not follow city lines out here, and most homes are served by an elementary district together with a high school district.

A new Arizona law aimed at deed fraud requires county assessors to create an opt-in alert system by January 1, 2027. If you own property here, that means you will be able to sign up to be notified about activity tied to your deed. The Maricopa County Assessor also reports tax year 2027 full cash value changes by property type across the county. Worth a look at the assessor's news page when you have a minute.

Most Arizona resales are written on the same purchase contract, and that contract is also the escrow instructions. Whatever you agree to in the offer is what the escrow agent carries out at the end. Price is one line. Earnest money, the closing date, possession, the inspection period, concessions and who pays the buyer broker fee are the rest, and in a competitive situation those are often what actually wins. Read the form once while you are calm, before you are signing one at nine at night.

Freddie Mac's weekly survey for the week of October 8, 2026 puts the 30-year fixed at 7.40 percent, up 0.12 from 7.28 last week. The 15-year fixed came in at 6.73 percent, up 0.13 from 6.60. The Arizona State Fair runs all week at the Arizona State Fairgrounds on West McDowell Road in Phoenix. Tuesday brings Staind to Talking Stick Resort Amphitheatre at 6 pm, and Wednesday has the Memory Care and Music Series at the Musical Instrument Museum at 1 pm. Thursday splits between Zade Dirani at Mesa Arts Center and Logic with G-Eazy at the amphitheatre. Friday and Saturday both land downtown at Arizona Financial Theatre, with Taking Back Sunday on Friday and MONSTA X on Saturday night. Sunday is quieter: a Halloween pet mini photoshoot in the Glendale area. A good week to get out and see some corners of the Valley you usually drive past.

An evaporative cooler chills outdoor air by passing it over water soaked pads. As warm, dry air moves through, water evaporates, the air gives up heat, and a fan blows it into the home. It works best in dry air, which is why it is common here, and it cools less when humidity rises during the monsoon. It needs a water supply and more regular upkeep than refrigerated air conditioning, per University of Arizona Cooperative Extension (AZ1444) and US DOE Energy Saver.

Lost Dutchman State Park sits at the foot of the Superstition Mountains in Apache Junction, about 40 miles from Phoenix. Desert trails run from the easy Native Plant Trail on up, so you can pick the morning you want. A good Sunday drive when you feel like trading the city for a little open ground.

The neighborhood quiz on my site asks about five or six things: where you need to be on a weekday, how long you will sit in the car, your price range, how much yard you want, newer house or older one. What comes back is a short list of Valley areas with a line on each one saying why it came up. The reason matters more than the name, because it shows you which of your own answers is doing the sorting. It will not pull listings, it will not value your house, and it is no substitute for standing on the street at the hour you would actually be there. What it does do is narrow the map before you spend your Saturdays on it.
