After several years of tight inventory and intense competition, we’re starting to see a meaningful shift in the housing market.

According to recent data from Realtor.com, the number of homes available for sale this January reached the highest level we’ve seen since 2020. While we’re not fully back to pre-pandemic norms nationwide, the direction is encouraging—and it’s already changing the experience for many buyers.

When inventory increases, everything feels different. Buyers gain time to make decisions, more options to choose from, and a bit of negotiating power. That’s a welcome change from the fast-paced, high-pressure environment we’ve seen in recent years.

What’s especially interesting is how quickly some markets are rebounding. About a year ago, only 41 of the 200 largest metro areas had returned to typical inventory levels. By the end of the year, that number had more than doubled to around 90 markets. That’s a significant shift in a relatively short time.

And the outlook suggests more improvement ahead. Forecasts indicate housing inventory could grow another 10% this year, potentially bringing national levels back in line with what we saw between 2017 and 2019.

What does that mean in practical terms?
A more balanced market.
More choices for buyers.
And a transaction environment that feels a little less rushed and a lot more manageable.
