The most common reasons homes expire in North DFW right now:

1. Overpriced from day one based on what the seller hoped for β€” not what the data supported

2. Listed on MLS and never actively marketed anywhere else

3. Poor quality photos that did not show the home’s best features

4. No open houses in the first two critical weeks

The 30-year fixed mortgage rate is currently averaging 6.58% according to Freddie Mac's most recent weekly survey released July 23, 2026.

One year ago rates were at 6.74% β€” so buyers today are actually in a slightly better position than last summer.

What this means for sellers in North DFW: buyers are still out there and still qualifying for homes in your price range. The market has slowed but it has not stopped.

Inventory is rising. Seller price cuts are averaging $12,500 in the DFW area β€” about 3% off the initial listing price.

What this means if you are thinking about selling: pricing accurately from day one is no longer optional. It is the difference between selling and sitting.
