Price cuts have climbed for 7 straight months. Right now, more than 4 in 10 homes for sale have already had one, and it usually comes down to one thing – the market’s moving faster than most sellers expected and their pricing hasn’t necessarily kept up. A home that needs a cut usually just sat too long priced above what buyers will actually pay right now. Selling soon? Let’s set your number right from day one, so you skip that wasted time. House hunting? A home that’s had its price reduced means the seller’s already been through that wait. And sellers who’ve been sitting are usually ready to deal.

🏡 Waiting to buy isn’t a neutral decision.

“I’ll wait and see” can feel like the safest choice. And sometimes waiting is the right move. But it’s worth understanding what could change while you wait.

📈 If home prices rise, you may need a larger down payment for the same type of home.

💸 If your rent increases, you may have less room to save, while delaying the opportunity to build equity.

🤝 Some buyers may have room to negotiate today. If rates fall and more buyers return to the market, that negotiating room could shrink.

The goal isn’t to rush into a purchase or try to predict the perfect moment. It’s to ask: Does buying make sense for me right now?

Look at whether the monthly payment is comfortable, you have savings beyond your closing costs, and the home fits your plans for the next several years. If rates fall later, refinancing may be an option but the purchase should work for you at today’s payment.
