For most first-time buyers, the hardest part of buying a home is making the numbers work. You budget, you save, and the finish line still feels far away.

The homes that need a great agent are never the easy ones.

Here's the uncomfortable truth about hiring a real estate agent: when everything goes right, you'll never know whether you picked the right one.

An updated home in a hot neighborhood at the right price?

That sells itself.

Sign in the yard, offer by Sunday, closing in thirty days.

Any agent with a license can ride that to the finish line and take credit for it.

The test is the other kind of property.

28629 James St in Garden City was the other kind.

This one came with challenges.

Curveballs.

The kind of complications that don't show up in the listing photos and don't get mentioned in the celebration post.

Moments where the easy move would have been to tell the seller it wasn't going to work, or to push them to accept whatever was on the table just to be done with it.

Oraibe Breadiy didn't do either.

She worked through the obstacles.

One at a time.

She stayed patient when patience was the only thing that would work, and pushed when pushing was what the deal needed.

And she got it across the finish line.

Here's what most sellers don't consider until it's too late: not every property is a clean sale.

Some have title issues.

Some have condition problems.

Some have buyers who need more handling than a typical transaction, or lenders who create complications nobody saw coming.

If you own one of those properties — and a lot of people do without knowing it — the agent you choose matters more, not less.

The easy-listing agent will list it, watch it stall, and quietly suggest you drop the price until someone takes it off your hands.

That's not a strategy.

That's giving up in slow motion.

That's what the "Organized Approach Method" is actually built for.

Not the effortless sales.

The ones that require someone who knows how to solve problems instead of avoiding them.

If you've got a property you think might be complicated to sell — or one that's already sat with another agent and gone nowhere — message Oraibe.

Complicated is where she does her best work.

Sellers Outnumber Buyers Right Now

Buying soon? You’ve got more pull than you might expect. Right now, there are more sellers than buyers on the market. And that means sellers know they’ll have to give a little to get their house sold. Exactly how much negotiating power you have depends on where you’re looking. So, let’s chat about how much power you have here, then turn it into a set of keys.

Two chances to see it. The second one might be too late.

1495 Copeland in Canton opens for showings this week, Thursday evening and Saturday afternoon.

Here's why that matters: homes in Plymouth-Canton with this kind of update list don't wait around for a third weekend.

The buyers who see it Thursday are the ones who'll be ready to write Saturday.

What you'll walk into:

✔️ 3 Bedrooms
✔️ 1 Full & 1 Half Bathrooms
✔️ 1,862 square feet
✔️ Completely updated, including the kitchen
✔️ Home office
✔️ Finished basement
✔️ Covered back paver patio
✔️ Fenced backyard
✔️ Plymouth-Canton Schools

That combination is harder to find than it sounds.

Updated kitchen and a real home office and a finished basement and a fenced yard.

Most listings in this range make you pick two and compromise on the rest.

This one doesn't ask you to.

📅 OPEN HOUSE
Thursday, September 3rd — 5pm to 7pm

📍 1495 Copeland, Canton, MI 48187
N of Saltz / W of Lilley

Come through either day.

Bring your buyer's agent, or Robert will walk you through it himself.

No pressure.

Just come see if it's the one.

Can't make either?

Message Robert and he'll set up a private showing.
