If you are buying a home in Plymouth or Northville, or moving between two homes, there is a one page document that can save you thousands of dollars every year.
It is Michigan Form 2368, the Principal Residence Exemption Affidavit. When a home you own and live in is declared your principal residence, it is exempt from up to 18 mills of local school operating taxes. The exemption does not transfer from the seller; you file your own with the city or township assessor, by June 1 for the summer bill or November 1 for the winter bill. On a home with a $300,000 taxable value, missing it costs about $5,400 a year.
Buying your new home before selling the old one? You generally keep one exemption at a time, so the old home can lose its exemption once you move out. Form 4640, a conditional rescission filed with the old home's assessor, can keep the exemption there for up to three years while the home is for sale, empty and not leased. It is filed again every December 31.
Comment HOMESTEAD below and I will send you my Homestead Exemption Checklist. If you are planning a move in Western Wayne or Oakland County, call or text me and let's review your closing timeline so your homestead exemptions stay completely protected.
