Prices are still climbing in both counties, but the volume story split, Monmouth sales rose nearly 7% while Ocean closed 14% fewer homes. With inventory basically unchanged year over year, well-priced homes are still moving in about a month.

Condos are the one place to watch. Ocean County condo average price jumped 20.79% to $586,533, but days on market stretched from 41 to 50 and inventory is up 9.57% , more choice for buyers there than we've seen in a while.

Every town and neighborhood tells a different story than the county averages. If you're thinking about buying or selling, message me and I'll pull the numbers for your specific street.

- Monmouth closed sales up 7.3% | Ocean up 11.7%
- Monmouth avg sale price jumped 14.3% to $1,148,029
- Ocean avg sale price up 8.6% to $852,805
- Homes still moving fast — avg 26 days in Monmouth, 32 in Ocean

Monmouth sellers averaging 102% of original list price
Translation: buyer demand is strong, prices are climbing, and well-positioned listings are still selling quickly and at/above ask.
