Should you buy a house now or wait?

That sounds like a simple question, but the answer depends a lot on why you are considering waiting.

Are you hoping rates will drop? Waiting for prices to come down? Trying to save more? Or does the payment just feel too high right now?

When homeowners ask, “How much does it cost to sell?” the question underneath is usually, “How much will I actually walk away with?”

Most sellers expect the mortgage payoff and brokers’ compensation. It is everything else—the preparation costs, closing charges, concessions, possible repairs, and property-specific expenses—that can feel uncertain.

My newest article breaks those costs into understandable categories and includes an example showing how an offer that is $8,000 higher can still leave the seller with slightly less.

It’s tempting to compare the monthly rent with a potential mortgage payment and assume the lower number gives you the answer. But the decision involves much more than that.

How long do you expect to stay? Are you financially prepared for repairs and maintenance? Do you value flexibility, or are you ready to put down roots and begin building equity?

In this blog, I walk through the benefits and tradeoffs of both renting and buying, along with some practical questions that can help you decide which path makes the most sense for you.

And remember—talking with a REALTOR® or lender doesn’t commit you to buying a home. It simply gives you the information you need to make a thoughtful plan.

Why isn’t my house selling?

When a home sits longer than expected, it’s easy to jump to conclusions.

Maybe the price needs to change.
Maybe we need to spend money fixing up the house.
Maybe buyers are touring but not offering.

The point is: don’t guess.

Most people would probably say:
• Show homes
• Write contracts
• Negotiate the purchase price

Those are all important, but they're only part of the story.
One of the questions I hear most often is, "What does a buyer's agent really do that I can't do myself?" That question inspired my newest blog.

"Is now a good time to sell?"

My answer is usually:

"I wish I could say for sure, but my crystal ball is in the shop right now." 😊
