As of the latest 2026 local update, the median sold price was $312,000, making Port Charlotte one of Charlotte County’s value sweet spots (per Stellar MLS).

Active listings were 1,236, down 30.2% year over year, so the best-fit homes are not sitting around forever (per Stellar MLS).

Average sold days on market was 94 days, down from 106 the month before, showing buyer activity is warming up (per Stellar MLS).

First-time buyers: get pre-approved before you tour so you can move fast when the right home pops up.

Downsizers and investors: watch pricing closely, because realistic offers on well-priced homes can still create opportunity.
