Hello all- Fall is definitely starting to appear, and FOOTBALL IS BACK! Time then to review the August numbers. Courtesy of our NSB Board of Realtors® and a little AI finesse, here is the Marketing Update for Single-Family Home Sales Stats in Volusia County.

August delivered a fascinating mix of faster sales, tighter inventory, and stronger overall dollar volume, even as completed transactions and median price softened year over year. Closed sales declined modestly by 4.3%, while the median sale price decreased 5.8% to $379,000. However, the average sale price jumped 34.6% to $644,528, helping drive total dollar volume up 28.9% to $58 million. That sizable gap between median and average pricing suggests higher-priced transactions meaningfully influenced the month's overall sales volume. Cash buyers were also more active, with cash purchases increasing 21.4%.

One of August's strongest signals came from the market's pace. The median time to contract dropped dramatically from 69 days to just 37 days, while median time to sale improved from 107 to 77 days. Sellers also received 95.7% of their original list price, compared with 92% last year. At the same time, new pending sales fell 15.1%, while new listings rose 12.5%, giving buyers fresh choices as they enter the market.

Inventory remains considerably tighter than a year ago. Active listings fell 22.3%, and months of supply dropped from 7.3 months to 5.0 months, a substantial 31.5% year-over-year decline.

Bottom line: August was not simply a story of rising or falling prices. Homes sold considerably faster, sellers captured more of their original asking price, and higher-priced transactions helped push dollar volume sharply higher. With inventory still well below last year's level but new listings beginning to increase, pricing, property condition, and preparation remain critical for sellers, while buyers should be ready to move decisively when the right home hits the market.
