Hello All - And Welcome to March. I always know when spring is upon us - whether it's the roaring of the speedway or motorcycles here in NSB, the traffic, bikinis/beach walks, and simply what I refer to as "MY" tree of life - My backyard Mulberry (*not pictured* - but DM me and I'll send pics of its first spring leaves). It is also a time for reflection, as some journey through the Lenten season, find their calling, and return to spirituality.
During today's Pivot call with , we discussed that rates are the lowest in three years (https://jamesdshaw.us3.list-manage.com/track/click?u=c54b9e54caf751af7029bdcd5&id=eedca54bbd&e=071cd1c6d6), down from about 6.7% this time last year. Others on the call mentioned that the home purchase pivot costs typically change by 1% with rate fluctuations (e.g., $500K could be $450K or $550K). With this in mind, let's start the month by reviewing some of last year's numbers by sharing our Monthly Marketing Update using the Single-Family Home Sales Stats in Volusia County provided by the NSB Board of Realtors®. The market kicked off 2026 with real momentum. Closed sales surged 29.2% year over year, and dollar volume jumped an impressive 61.1%, signaling strong buyer engagement to start the year. Cash purchases rose 50%, indicating confident buyers remain active. Pricing remains stable to strong, with the Median Sale price up 1.4% and the Average Sale price up 24.7%, pointing to increased activity in higher price ranges. Homes are taking longer to move, with the Median Time to Contract and Sale up roughly 30%, and sellers are receiving 92.5% of the Original List price, slightly below last year. Inventory remains controlled, with Active Listings down 2.7% and Months of Supply tightening to 5.6 months. Pending Sales rose sharply, up 37.6%, suggesting continued forward momentum.
Bottom line: A Balanced Market may be on the horizon. Demand is stronger than it was a year ago; however, inventory is manageable, and while buyers are taking a bit more time to decide, serious purchasers are clearly stepping back into the market.
