What a weekend. To everyone who came through during Parade of Homes β€” thank you for coming! Some of you were shopping, some of you were dreaming, and some of you just wanted to see what was behind the door. All of it was welcome!

If you have questions about the home β€” or about anything you're thinking through for your own β€” my door's always open. πŸ”‘

Thank you to everyone who came out to the first Secrets from the Crawlspace seminar! 🏑

Mitch Sudy of walked us through all the things hiding under your house β€” with visual aids, and a level of enthusiasm about crawlspaces that I genuinely admire.

Next one is set:

πŸ›οΈ Charm without Regret: Buying a Historic Home

Port Townsend has no shortage of beautiful old houses. This one's about knowing what you're saying yes to before you fall in love with the wraparound porch. Free, and everyone's welcome β€” bring a friend.

Nobody wants to think about their crawlspace. That's exactly why we should talk about it.

The space under your house is where the small problems start β€” and where they quietly get expensive if nobody's looking. Moisture, ventilation, pests, insulation that gave up years ago. None of it is glamorous. All of it matters.

So I'm kicking off our Homeowner Seminar Series with Secrets from the Crawlspace

πŸ—“οΈ Wednesday, August 19th
πŸ•  5:30–6:30 PM
🏠 The Agency | 2365 E Sims Way

Come for an honest, no-pressure hour on what's actually going on under your floors, what's worth fixing now, and what can wait. Whether you're planning to sell someday or just want to stay ahead of the surprises, you'll leave knowing what to look for.

This is the first of three this fall β€” September 23rd we're talking historic homes, and October 28th we're covering how to buy your next home before you sell.
Bring your questions.

Bring a neighbor. See you the TOMORROW! πŸ”¦

Port Gamble is honestly one of the cutest spots to wander around β€” walkable, charming, and full of character at every turn. I always have to stop into the general store, and I never leave empty-handed. Somehow I always find that one thing I absolutely must have. πŸ˜…

And the food? They just opened Whiskey & Waffles, a gelato shop that is SO good, and Butcher & Baker never misses either. Between the shopping and the treats, it's the perfect little day trip adventure.

Have you been? Tell me your favorite Port Gamble stop below! πŸ‘‡

Eighteen years. That's how long I lived in a beautiful little cottage and held my breath every time I flushed the toilet.

Lovely floors, curved archways, everything looked perfect β€” until one ordinary flush turned into sewage backing up into the sinks. The pipes under the house had quietly corroded through in the dark.

That's what my piece in this week's Port Townsend Leader is about.

We think of inspections as something for nervous buyers and stressed sellers. But the house you've lived in for ten or twenty years is aging quietly too β€” and here on the Peninsula, moisture is always looking for a way in. Up to half the air you breathe on your main floor started out in your crawl space. That makes an inspection less of a real estate errand and more of a health check for your home.

If it's been more than five years since a professional looked underneath your house, these are the three inspectors I refer clients to:

πŸ”¦ Asgard Inspections | Randy Near | 360.860.2235
πŸ”¦ ClearPoint | Mitch Sudy | 360.552.5060
πŸ”¦ Pacific Inspection Services | Tim Halpin | 360.643.3592

🌊 Open House This Saturday!

1180 Beckett Point Rd, Port Townsend | Sat, July 25th | 12–2 PM

Come see this sweet little waterfront cabin for yourself β€” tucked right on the bay in the beloved Beckett Point community.

It's been thoughtfully remodeled top to bottom, but somehow still feels exactly like the cozy beach retreat it's always been β€” think river rock fireplace, a deck made for morning coffee (or evening sunsets) overlooking the Olympic Mountains, and water access just steps away.

1 bed, 1 bath, and all the charm you could want in a place to slow down. Plus private trails and a boat ramp for the whole neighborhood to enjoy.

Swing by Saturday between 12–2 β€” I'd love to show you around. πŸ’™

Our backyard has been going through the most beautiful transformation, and we have Quincy Byrne of Holistic Horticulture and Landscaping to thank for it. 🌿 He doesn't just landscape β€” he's genuinely an artist, and it shows in every detail.

A friend told me about the storm that sent a tree crashing through her family's porch over the Fourth of July. Gale-force winds, real damage to the house β€” but everyone was away. Nobody hurt. Nothing that mattered lost.

This really resonated with me. I'm a few days into recovery from back surgery, and there's something about forced stillness that puts things in a different light. You start noticing how much of daily life you'd been rushing past β€” and how little of it was ever really about the stuff.

Houses get repaired. People are what matter.

Grateful for good people, safe outcomes, and the reminders β€” however they come.

One of my favorite things to do in summer is grab Franny and go exploring the trails around Port Townsend. 🐾

We recently explored Cappy's Trail, got a little lost, and stumbled onto some old abandoned logging equipment tucked into the woods. Just sitting there, quiet and rusting, with a whole history – so fascinating.

There's something about getting a little turned around out here that reminds me why I love this place β€” you never know what you'll discover on the trail.🌲

Have you been on Cappy's Trail? If you're looking for a great spot to adventure this summer, add it to your list!
