The highest offer isn't always the strongest one. Here's what to actually look at. π
When multiple offers come in, the number at the top gets all the attention. But that number alone doesn't tell you whether the deal is going to close.
Here's what matters just as much:
π΅ Financing. A cash offer at $10K less can be worth more than a financed offer at full ask. No appraisal contingency, no lender delays, no surprises.
π Contingencies. The more contingencies attached, the more opportunities a buyer has to walk.

Closing timeline. Does it actually work for your situation? A misaligned timeline can cost you more than a lower number would have.
