A comparative drop in Maine home sales and slowing price appreciation has been described as a "steadying marketplace" by industry watchers commenting on Maine Listings monthly real estate report for August.

The data reveals a 10.09% fall in the number of existing homes sold last month compared to August of 2025.

The overall median sales price (MSP) was actually up statewide by 4.31% to stand at $424,550 year on year. But the MSP was down by 2.61% last month compared to June's record high.

The National Association of Realtors (NAR) reported that the number of existing home sales were down and the median sold price was up nationally, and in the Northeast comparing August 2026 to 2025.

Home sales and prices paid were both up last month comparing year-on-year data from Maine Listings. According to the latest report, units sold increased by 7.75% last month compared to July of last year. The median sales price (MSP) was up by 1.67% in the same period to stand at $427,000.
The MSP was down, however, from June's historic high by 2.1%.
Industry experts point to increased competition among sellers of late for the easing of prices, with more than 6,200 homes for sale in Maine last month, which is highest number since December of 2019.
Sellers are being encouraged to price realistically and to reflect the on-going rebalancing of the market.
