Some people run on coffee.

I apparently run on a cold Coke, a packed calendar, contract deadlines, and the very specific satisfaction of getting a deal across the finish line.

Real estate can be a lot.

A lot of details. A lot of moving parts. A lot of texts, calls, signatures, and problem-solving.
But handing over the keys at the end?
Still one of my favorite parts.

That one never gets old.

A referral means someone trusted me enough with their own experience to put my name in front of someone they care about.

That's a pretty big compliment.

Real estate is built on relationships, and I don't take that kind of trust lightly.

So to every past client, friend, family member, and local connection who has sent someone my way, thank you.

And if someone sent you here, I'm very glad you found me.

“AI is going to take your job.”

Maybe it can write the listing description.
Maybe it can organize the data.
Maybe it can even tell you what a house sold for.

But it can't sit across the table from you when the deal gets complicated, read the room during a negotiation, calm down a stressful moment, or help you make a decision that affects your actual life.

Real estate is still a people business.

The tools will keep changing.
The need for good judgment, communication, strategy, and someone who knows how to handle the unexpected won't.

I'm all for using technology where it helps.
I'm also very comfortable knowing my job involves a lot more than opening doors.

Are you scrolling past the right Portland home for the wrong reasons?

There's a big difference between dated and deal-breaking.

Dated can be old paint, tired flooring, brass fixtures, or a kitchen that looks like it has seen a few decades.

Deal-breaking might be major structural issues, significant water intrusion, serious system problems, or something that simply doesn't work for your needs.

The tricky part is that photos can make cosmetic updates feel much bigger than they are.

Sometimes the home with the dated finishes is the one worth seeing in person.

If you're house hunting in the Portland Metro area, save this as a reminder not to let a paint color make the decision for you.

The house matters, but so does the life you’ll actually live around it.

Where could you walk, run, bike, work out, or simply get outside?

What do you notice when you walk the surrounding streets at different times of day?

Are there community events, farmers markets, parks, trails, or other activities nearby that you would actually use?

And maybe the biggest question: what will your weekends look like if you live here?

These are the things a listing description cannot answer for you.

Spend some time exploring for yourself, check local city and community resources, and picture what an ordinary Tuesday or Saturday would actually feel like.

Because loving the house is important.

Loving the life that comes with it matters too.

Sellers think it’s 2021.
I still think I’m in my 20s.

Unfortunately, the market doesn't care what any of us think.

It cares about the numbers, the competition, the condition of the home, the pricing, the terms, and what is actually happening right now.

That means buyers need a strategy based on today’s market.

Sellers do too.

And apparently I need to stop being surprised by my birth year.
