YOU FOUND THE HOUSE. YOUR OFFER WAS ACCEPTED. NOW DON’T LET A SCAMMER STEAL YOUR DOWN PAYMENT! 🏡🔑

Here’s something I wish every homebuyer knew before settlement.

Real estate wire fraud is real—and scammers are becoming increasingly sophisticated.

In fact, the FBI reported more than $275 MILLION in real estate-related fraud losses nationwide in 2025. 😳

And sometimes, all it takes is one convincing email.

Imagine receiving a message that appears to come from your title company saying:

“We’ve updated our wiring instructions. Please send your closing funds to this account instead.”

Looks legitimate. Sounds professional. Even has the correct property address.

But it could be a scam.

Here’s what I tell my buyers:

📞 CALL BEFORE YOU WIRE. Always verify instructions directly with your settlement company using a phone number you’ve independently confirmed.

🚩 QUESTION LAST-MINUTE CHANGES. Unexpected changes to wiring instructions should raise immediate concerns.

🔐 DON’T TRUST AN EMAIL ALONE. Even familiar email addresses can be compromised or impersonated.

🏡 WORK WITH PROFESSIONALS WHO PRIORITIZE YOUR PROTECTION.

As a Realtor, my job doesn’t end when we find the right home.

It’s about guiding my clients through the entire process—from the first showing to the final signature—and helping them avoid costly mistakes along the way.

MARYLAND TEACHERS & FIRST RESPONDERS… DID YOU KNOW ABOUT THIS?! 🍎🚒🏡

As both a longtime educator AND a Realtor, this one is especially close to my heart. ❤️

Maryland recently introduced a homeownership program specifically designed for the people who dedicate their careers to serving our communities.

And here’s what caught my attention…

Eligible first-time homebuyers can receive assistance equal to 5% of their mortgage amount toward down payment and closing costs!

For example, on a $400,000 mortgage, that’s potentially $20,000 in assistance. 👀

The assistance is a 0% interest, deferred loan that must eventually be repaid—not free money.

The program also offers a reduced mortgage rate for qualifying borrowers.

Of course, there are eligibility requirements, income limits and funding considerations.

But here’s why I wanted to share this…

I’ve spent more than two decades in education, and I know firsthand how much our teachers give to their students and communities.

The same goes for our firefighters, police officers, EMTs and other first responders.

Helping the people who serve our communities find a place to call home? That’s something I can absolutely get behind. ❤️

🍂 Planning to sell next spring? Please don’t automatically renovate your kitchen.

One of the first conversations I like to have with future sellers is:

“What actually needs to be done?”

Because spending more does not automatically mean making more.

The latest national remodeling research has a pretty interesting finding:

🚪 New steel front door — ~100% estimated cost recovery
🪟 New vinyl windows — ~74%
🏠 Converting existing basement space — ~71%
🍽️ Kitchen renovation — ~60%

Does that mean everyone needs a new front door?

Of course not.

It means strategy should come before spending.

Sometimes a seller needs new flooring.

Sometimes it’s paint, lighting and landscaping.

Sometimes the kitchen really does need attention.

And sometimes I walk into a house and say:

“Don’t touch it. Let’s work with what you have.”

That’s why I’d much rather meet with someone months before they’re ready to sell than after they’ve already spent $25,000 on improvements buyers may not value.

If you’re thinking Spring 2027, fall is actually a great time to start planning.

🔑 Renting today but hoping to buy someday? Maryland just made a change worth knowing about.

As of October 1, Maryland housing providers must offer tenants the option to have their positive, on-time rental payments reported to consumer reporting agencies.

And I love the bigger conversation this creates.

If homeownership is your goal—even if you’re not ready to buy this year—the preparation can start while you’re still renting.

That means:

✓ Protecting your payment history
✓ Understanding your credit
✓ Building savings
✓ Learning what you’ll actually need for a future purchase
✓ Talking to a lender before you think you’re ready

One important note: reporting rent doesn’t magically qualify someone for a mortgage or guarantee a certain credit-score increase.

But good financial habits today can help prepare you for more options tomorrow.

I think we need to normalize talking to renters about homeownership before they’re ready to start touring homes.
