Happy Friday and congratulations to my sellers! We priced strategically, got the right buyer through the door, and now we’re one big step closer to closing.

This one had a little bit of a journey… but we’re officially PENDING! 🙌🏡

We started out strong with multiple offers, went under contract, and then the buyers got cold feet. Instead of rushing back to market, my sellers listened to the feedback, took some time to make additional updates, and brought it back fresh, updated and ready for its next owners.

And it worked! We’re under contract again and officially set to close next month! So excited for my sellers to finally see that CLOSED sign next! 🎉

🏡 Home Inspection vs. Appraisal — they are NOT the same thing!

If you’re buying a home, chances are you’ll hear both of these terms pretty quickly. While they both involve evaluating the property, they serve two very different purposes.

🔎 Inspection = condition
💰 Appraisal = value

One helps YOU understand what you’re buying. The other helps the LENDER determine what the home is worth.

Knowing what to expect makes the buying process a whole lot less intimidating! And if you’re thinking about buying and have questions about where to even start — message me. I’m always happy to help. 🏡🧡

CLOSED! 🏡🔑 And I think this may officially be my cutest closing yet. 🐾😂

So excited for my buyers and their new Lakeville home! This was also a first for me — they brought their adorable little guy along for closing, and I’m pretty sure he stole the show. ❤️
