When inquiring for apartments, you can put your best foot forward by not only shooting the listing agent or landlord a simple message saying, “I’m interested”, but proactively answering all the prequalifying questions that are probably going to accompany a response to you.

Tell me about yourself! When are you looking to move? How many people is it for? Are you working or going to school? Do you have great rental history you can brag about - let me know! Do you have a friendly kitty named snowball? 🐱 Whatever you can tell me upfront, not only presents you as an applicant in the best light, but also saves time so we can cut right to the chase and schedule that showing you are interested in! 🏘️

This week is clearly for the birds! 🐦‍⬛ Woodpecker holes in siding or trim are more common than many homeowners realize — especially in older New England homes with cedar siding or wood trim. The strange part is that many of these holes don’t immediately look like bird damage at all. I’ve had buyers mistake them for the small drilled openings contractors use when blowing insulation into walls, especially when the holes appear in neat rows or patched areas along siding. At first glance, they can look oddly intentional, which is why they often raise questions during showings and inspections.

As a Realtor and property manager, I always tell buyers and sellers: don’t ignore them. Woodpeckers may create nesting spots or “drumming” during mating season. It’s also important to know that woodpeckers are protected under federal law, and in Rhode Island it is generally illegal to remove or harm them without proper permits.

If you notice repeated woodpecker damage during a showing, it’s worth asking questions about the condition of the siding, trim, and whether the issue has been ongoing.

The good news? Most woodpecker damage is repairable!
