🏡 OCTOBER PRO TIP OF THE MONTH

“ONE MORE SIGN” ❤️

This month’s tip comes from a very recent experience with one of my own listings, and it’s a story I won’t soon forget.

I recently had a stunning luxury 55+ listing on the Hyde Park bench, tucked away in a beautiful, established neighborhood.

I had planned a lengthy Saturday open house. I had my cookies, drinks, yummy-smelling candles, and all the little touches ready to go.

I was dressed nicely, probably even brushed my hair! 😂 The house was immaculate, the yard looked phenomenal, and I had marketed this property everywhere with beautiful professional photos and videos.

I was feeling pretty confident about the turnout.

But here’s where the story gets interesting.

I had heels on that day, and as I looked down that LONG street, I thought to myself, “Do I really need to walk all the way down there to put out ONE more sign?”

I already had two beautiful signs out front and at the nearby corner. My feet were going to hurt, and quite frankly, I would rather just wait for the buyers to come to me.

And then something happened.

I pictured my sweet sellers’ faces.

I remembered the promise I had made to them. I would do absolutely everything within my power to help sell their home.

And that included walking down that long street in my heels to put out ONE MORE SIGN.

So off I went. 👠

And that one little decision changed everything.

A lovely woman who lived up the street happened to see that very sign.

Her mother wasn’t aggressively looking for a home, but it was Saturday, Mom was visiting, the kids had their scooters, and they figured, why not walk down and check out the open house? Maybe even grab a cookie!

They came through the front door and spent quite a bit of time looking at this very special property.

We talked. We shared stories. I learned about their family, their hopes, and what this next chapter of life might look like.

Within the hour, Mom came BACK, this time with her son-in-law, just before I was closing up. She wanted him to see the home and share his opinion.

We spent more time together, talking through possibilities, plans, and what this beautiful home could mean for her future.

And within a day or two…

WE HAD A VERY GOOD OFFER! 🎉

We closed YESTERDAY!

That sweet buyer is absolutely thrilled to begin this next season of her life in such a beautiful home.

And my sellers? They are equally thrilled to have sold their property so quickly in what has been a very challenging market for sellers.

All because of ONE MORE SIGN.

Now, I can’t say with certainty that this home wouldn’t have sold another way. But I CAN tell you that this particular buyer walked through that door because someone saw that extra sign.

And that made all the difference.

❤️ HERE’S MY OCTOBER PRO TIP:

If you’re selling your property in this very soft, buyer-favored market, DO EVERY SINGLE LITTLE THING YOU CAN TO SUPPORT THE SALE.

And more importantly, hire an agent who will do the same.

An agent who will go the extra mile.

An agent who doesn’t cut corners because something is inconvenient.

An agent who treats your investment, your goals, and your trust like they matter.

An agent who does the right thing even when nobody is watching.

Because the little things ARE the big things.

It matters in every market, but in a challenging market, it matters even more.

Ohhhhh these two…..

It took a lot to get to these smiles at closing… transitioning from a beautiful Hyde Park bench home into a 55+ new build in Nibley, doing a huge downsize with furniture and packing and moving, etc., is never easy. But they trusted me and together we got it done and they have become close friends that I think the world of. I’m so blessed to have gotten their business and their relationship and trust.
