The July 2026 market statistics tell a compelling story for homeowners considering a sale: there are fewer homes available, more homes are closing, and the median sale price is substantially higher than it was a year ago.
At the same time, the market is not simply experiencing a surge in buyer activity. New listings and new pending sales are both down slightly, suggesting that limited supply is playing a major role in today's market.

4. The market is producing more dollars even with fewer listings. Dollar volume increased from $28.2 million to $35.4 million, a 26% increase. This reinforces the broader picture: fewer homes are coming onto the market, yet the properties that are selling are generating substantially more total sales volume.
