Last week I shared that this home sold before the sign ever made it into the yard! You voted that you wanted to know what the seller spent to get it ready, so here’s the breakdown and some before and afters!

The seller didn’t do a major renovation.
They didn’t gut the kitchen.
They didn’t remodel bathrooms.
They didn’t spend $50,000 chasing trends.

Instead they focused on the things buyers notice.
✅ Fresh, neutral paint
✅ neutral kitchen to break up the brown
✅ maintenance repairs.
✅ Landscaping
✅ de cluttering and light staging with items she already had.

They started these things months before listing so they could tackle projects a little at a time.

Every other house listed in the neighborhood? Still sitting.
Each house is different, which is why I always create a customized prep plan for my sellers. The goal is not to spend the most money, it’s to spend it in the right places.

Behind every closing is a story 🏡
In quarter 2, I’ve closed $6.2M and counting! First, a family from Colorado, who tested the waters with a rental.. and never left. Three families from Arizona, who all wanted the same thing and trusted me to find it. A woman I met in a clients yard who later sold her home on the first day. First time homebuyers who crossed the finish line, even when the road got bumpy.

Q2 so far has been full of these moments! New neighborhoods, new chapters, and a place to make new memories!
This is the part of the job. I’ll never take for granted.

So you’re looking into neighborhoods in Apex North Carolina? Here are my top 3 you can’t miss!
⭐️Haddon Hall: townhomes from the $400k, single-family homes start around $650k+! Great lots, sidewalks, and seriously good amenities! You get a pool with a swim team, tennis, playground, the clubhouse, and walking trails for less than $50 a month. Did I mention its own for great schools and you can walk to downtown Apex and restaurants? Hard to beat.

⭐️Walden Creek: a mix of townhomes and single-family homes ranging from $600K to $750K. You get a pool and Neighborhood swim team, and you’re less than five minutes from everything you need.

⭐️Abbington: another highly desirable neighborhood in Apex, and the price reflects it. Single-family homes average around $800k and can push into $1M. You get great schools, Neighborhood pool, walkable streets, and still close to everything!

(And the resale competition, yep.. many are still sitting. That means another month of mortgage payments, utilities, HOA fees, taxes, insurance)

My sellers prepped their home beautifully, and with just a touch of light staging, it truly shined. 🌟 Sometimes it’s the little details that make the biggest impact!

This one was especially unique being it was only a few years old but competing directly with brand-new construction.

In today’s market, pricing right and giving buyers a reason to choose your home over the new one down the street is everything. If you’re thinking about buying in an area with lots of new development, that’s something to keep in mind if you don’t plan on staying in that home for a while.

So thankful to work with such amazing people, and I’m beyond excited for my sellers on this next chapter! 💕

STORYTIME…..From going to an open house to TWO closings…
⭐️ On a Friday, these friends told me they were “going to an open house just to look.” We had NO previous conversations about buying or selling a house prior to this. By Sunday, we were under contract on their new home. The location was perfect for their current needs!
This meant we had 44 days to get their current house (that I had never seen in person) market-ready, under contract, and closed.. all before the new house closed.
👀 I am NOT kidding when I say I had a live countdown clock on my desktop with their closing date staring me down every single day. The pressure was ON. ⏰
One week later, we went LIVE.
1️⃣ They prepped it right
2️⃣ They listened to my advice and priced it right
3️⃣ They said yes to EVERY single showing (which always came in around dinner time. 🤦🏼‍♀️)
I marketed it on the back end relentlessly and stayed in contact with every agent who walked through the door.
On day 43 we closed on their sale and on day 44 we closed on their purchase.

✨15 days on the market (neighborhood avg is 64)
✨No price drops
✨One of the fastest sales in the neighborhood in the last 60 days.
