Ok, this is beyond creepy…and also slightly freeing. RIGHT NOW, Claude is coding on my Mac to create a zap to enable all of my newly imported contacts to automatically get saved into my CRM-in this case Follow Up Boss.

Claude-create a zap with Zapier to take any new or updated contacts from Google contacts and import them into Follow Up Boss.

Boom 💥 work done today. No busy work for me!

PSA: A Listing Agreement is less about the marketing date (List Date) of your property than it is about the pre-listing work.

Think about it in these terms:
Listing agreement = proposal/engagement
Marketing Date= wedding/marriage

The EVENT is the goal, not the entire relationship. If you think you want to sell your home, the first thing you want to ask yourself is WHEN?

If your goal is to list & sell within 3 months-I’ve got news, you DEFINITELY want to get a listing agreement in place ASAP and use the resources of your amazing agent to guide the process leading up to the marketing date.

The messy truth of being a Real Estate Investor! This is my least favorite part of the flip cycle.

Nothing complete.
Dirt/dust/debris/materials/tools EVERYWHERE.
Multiple trades working on different areas at the same time.
Punch list a mile long.

Bad news for developers in Eastern Durham. This should have been caught much sooner by the city BEFORE they implemented their new SCAD guidelines. Wow

Ongoing sewage capacity issues in East Durham have stalled new developments for an estimated four to five years. It has sparked frustration among landowners who claim the city failed to communicate the restrictions effectively.
