It was a nice start to my Friday this morning. Brian Hourigan, owner of Choice Residential, texted me to say I made the top 10 for my production for the month of August, and he was on his way with a yard sign! 🪧🤩

I’m out today on Day 2 with my new buyer, hoping to find “the one”. More importantly, though it’s looking at homes and ruling out, which ones are not “the one”.

I’m looking at roof issues, raised and lifted shingles, foundation concerns, and age of systems. Keeping my buyer’s budget in mind so he is not burdened with after closing expenses.

It was an exciting start to the Labor Day Weekend for my seller! Congratulations to her! 🎉 She went under contract late this afternoon on her lovely Durham townhome! It sure was an exciting moment when buyer and seller came to agreement!

When the buyers’ agent sent me the offer she said that after viewing many, many properties this week, her buyers had this home marked as their favorite! 🏡❤️ How nice for them that they get to purchase the home that they loved best! Looking forward to a smooth transaction on both sides as we work towards an early October closing!

Earlier this month, I closed on this cute-as-a-button ranch-style home in the Harnett County section of Fuquay-Varina. 🏡❤️

While all my clients are important and mean something to me, this one was extra special. I had never worked before with a client who didn’t have access to the internet and didn’t have an email address for electronic signatures.

This one was old school. 😊 On top of that, he lived 2-1/2 hours away near the coast. 🏖️🌊

Sometimes in real estate we take for granted the process of applying electronic signatures and having documents immediately returned to us. What did this mean for me? It meant 3 trips driving 2-1/2 hours to the coast to get signatures from my elderly seller and driving 2-1/2 hours back to the Raleigh area:

Trip #1 - to get signatures for the initial contract

Trip #2 - to get his signature on the final repair request/due diligence document

Trip #3 - to be there as he signed his seller documents (just like I would for any other seller)

Could I have overnighted those documents and asked him to find a place to overnight them back? Sure, but real estate is about people, and relationships, not about my convenience. I could hear the joy in his voice when I told him I would bring the documents and be there as he signed in front of a notary. His response, “Oh, thank you, that is just wonderful!”

I’ll miss working with this seller. He left me with these words: “I thank you. There are not very many people who would do the things that you did for me. If you are ever in the area, you let me know and we will have lunch”. 💗
