I hear it all the time from my clients that are selling their previous investment to move into their next home; “I wish I would have known then what I know now.”
Have you ever bought something and thought, “damn, I was buying based on what I thought I was supposed to prioritize not what I actually could have”.
Kind of like when you go to college & you have to pick your major for a lifelong career when you’re not even old enough to drink or vote.
Hard truths;
1.You didn’t buy wrong—you just bought based on what everyone else told you mattered.
2.The house that checked every box left you with nothing left to create compounding value.
3.You were focused on what you could see of the home… not the bigger ticket values or risks.
4.You thought you were choosing a home, but you were really choosing a future financial position.
5.The things that made it feel like a “yes” day 1, aren’t what made it a good investment later.
6.You optimized for more immediate stability & ease instead of long-term adaptability or opportunity.
7.No one told you to think about your next move while making your first one.
What to actually prioritize:
1.Buy something you can improve, not just maintain.
2.Look for where demand is moving toward, not where it’s already peaked.
3.Prioritize layout, lot & potential.
4.Give yourself multiple ways to win (live in it, rent it, add to it, sell it).
5.Stay under your ceiling so you can make moves later.
6.Think: does this make my next purchase easier or harder?
7.Don’t confuse “finished” with “valuable”
