Another closing. Another reminder that the right strategy changes everything.
This Bend lot sat unsold for 774 days before it landed on my desk as a referral.
The challenges were clear:
• Not actually buildable in its current state
• Pricing that missed the market
• Marketing that wasn’t reaching the right buyers
We repositioned it, priced it strategically, and went to work.
8 days later: under contract.
But getting it under contract was the easy part.
The real challenge? Navigating county approvals, permits, and the complex process to secure a conditional use permit so this land could actually become what buyers envisioned.
After months of persistence, problem-solving, and pushing through roadblocks…
We got it done.
