I wanted to share this post from my Title Rep, Debbie Rodriguez at Ticor Title as it is worth building awareness to be prepared on what the process is like when doing a wire transfer.

“Real Estate wire fraud can start with something as simple as an email.

Fraudsters may impersonate trusted parties, create a false sense of urgency, or sending convincing instructions designed to redirect funds. That’s why slowing down and verifying information through a trusted, known contact is so important.

Never rely solely on unexpected or last-minute wiring instructions received by email. When something feels off, verify before you act.”

Connect with one’s escrow officer when ready to wire funds to confirm wire instructions. Scammers know wire transfers are part of purchasing a home, so buyers please be ready to double check and get confirmation when doing wire transfers.

Mortgage Rates Drop to Week's Best Levels

“Mortgage rates finally had a decent day on Thursday after spending the previous three days inching into the highest levels in more than a year. Part of the improvement was due to comments from Fed Governor Chris Waller who said that it wouldn't be necessary to hike rates at the next meeting unless inflation data surprises to the upside.
Before that, the underlying bond market was already showing some resilience in overnight trading. The prevailing pattern has been a fairly reliable correlation between bond yields and oil prices. But this time around, yields held fairly steady in the overnight session even though oil prices moved higher.
Mortgage rates are based on bonds, and mortgage-specific bonds correlate almost flawlessly with 5-10yr U.S. Treasuries on any given day. The net effect was a return to the week's lowest levels for a top-tier 30yr fixed rate at the average lender.

Good news notwithstanding, risks remain on the horizon. Friday morning brings important economic data in the form of the jobs report. Next week's inflation data will be just as critical. As always, data-related volatility cuts both ways. If it's much weaker than expected, rates would likely continue lower. But if it's much higher than expected, rates would likely make new highs.”

Fairly Calm Despite Some Fuel Price Pressure; Warsh on Deck

“To reiterate a sentiment from this morning, there's a decent amount of focus on Friday's Warsh speech at Jackson Hole simply because it's customary to focus on Fed Chair speeches at Jackson Hole. They're hit and miss in terms of delivering on volatility potential. There's nothing else of note on the econ calendar. With Monday being the last day of the month, we could also see momentum from early month-end trading. Other than that, fuel prices continue to set the tone more often than not. Today was no exception as an early afternoon surge in oil pushed yields to the highs of the day after reports that the White House rejected the idea of rekindling the June MOU/ceasefire.”

“Yesterday's Treasury buyback announcement and today's comments from Bessent make for good drama in financial news, but the actual market impact had run its course within minutes of the initial announcement and we haven't seen solid evidence that the market has continued to care. Rather, the ample evidence is that an overnight oil price spike pushed bond yields higher. Peaks and valleys aligned perfectly. Elevated corporate issuance lingers constantly in the background causing broad elevation in bonds, but not much of an intraday impulse (even after an afternoon announcement of a big Broadcom bond offering in the pipeline).”

Lowest Mortgage Rates in Nearly 4 Weeks

“Mortgage rates dropped noticeably on Thursday on a combination of lower oil prices and a lower inflation reading via the Producer Price Index (PPI). Rates are driven by bonds and bonds are highly responsive to the outlook for inflation and the economy. The Iran war caused inflation implications to spike and the periodic relief in fuel prices has coincided with bond market improvement (and lower rates).
The official inflation data is just another form of the same benefit. Fuel prices are just one aspect of inflation--albeit a critical one, but they're more of a leading indicator. In contrast, big government data like PPI and yesterday's CPI (Consumer Price Index) help the market more accurately measure the true impact of fuel prices.
PPI was only slightly lower than expected, but that was enough to account for most of today's improvement in rates. Top tier 30yr fixed rates fell 0.05% to 6.69% for the average lender. That's the lowest reading since July 17th--just one day shy of 4 weeks ago.”
