You cannot convince me otherwise.
Delaware McDonald’s has switched back to PLASTIC STRAWS for Labor Day weekend for one reason and one reason only:
THE TOURISTS!!! 😂
They do NOT want all these innocent out-of-state visitors experiencing the full horror of Delaware’s paper straws.
Mushy. Bendy. They collapse halfway through your Diet Coke. They stick to your lips. It's like drinking through a paper towel tube!
But McDonald’s said, "Not this weekend! We have a reputation to protect.”
So magically, PLASTIC STRAWS ARE BACK.
Coincidence? I THINK NOT.
Enjoy your holiday weekend, visitors. Delaware has temporarily hidden our shame.

Anyone who knows me knows I talk a lot. 😂
This is not breaking news.

But I was thinking today about WHY I do it.

I had a listing appointment with really lovely people in a beautiful home, and afterward I did what I sometimes do. I replayed the whole conversation.

Did I explain that well enough? Did they understand what I meant? Did I tell them WHY I was recommending what I was recommending? Did I leave out some tiny but really important detail that would have made everything else click?

And I think that's it.

I'm always afraid there's one little piece of information I haven't shared, and THAT will be the piece that mattered. The one detail that puts everything else into perspective. Or maybe I told you what I think you should do, but didn't explain enough about WHY I think you should do it, and now you don't understand my intent.

So I explain.

And then I explain my explanation.

And sometimes I provide a supporting example for the explanation of my explanation. 😂

Grant says this is actually my superpower.
He once asked me, “Is that how you do it? You just tell them, ‘If you want me to stop talking, sign the contract’?”
😂😂😂

Maybe.

But the truth is, I care a LOT about people understanding what they're doing and why. I don't ever want someone to make a decision because “Erin said so.” I want you to understand enough to decide for yourself.

Could I occasionally accomplish this with about 40% fewer words? Almost certainly.

But then...what if I left out the important part? 😂

Sometimes a fresh start requires an honest conversation.

This home and I actually go back a few years. I was the listing agent when this owner purchased it as a vacation home. Fast forward to almost two years ago. She just wasn't using it enough to justify keeping it, so she decided it was time to sell.

Unfortunately, the market was changing, too.

After nearly a year on the market with another agent, and not finding the right buyer, she reached out to me.

We had a very candid conversation about what had happened over that year, what buyers were doing now, and what we would need to do differently if we wanted a different result.

Those aren't easy conversations for me. And they aren't easy conversations for a seller to hear.

But this seller was wonderful. She asked questions and trusted my insight into the marke. Most importantly, she was willing let me build a strategy around the market we have today, rather than the one we wish we still had.

Her listing went active August 19. Ten days later, we're under contract. ❤️

We're not at the finish line yet, but I'm SO thrilled for her! I'm also incredibly appreciative of the trust involved in a situation like this.

Real estate agents don't control the market. We can't manufacture buyers (I tease that I can't swing by Walmart and stuff people in my trunk to bring to my listings), and we can't make a property worth something simply because we want it to be.

What we can do is study the market, understand buyer behavior, recognize when something isn't working, and be willing to have the hard conversations that lead to better decisions.

And when a seller is willing to listen, adjust and trust the strategy?

That's when we make a pretty great team. ❤️

And last, but definitely worth another look!

This one is a fixer-upper in a really great location. It’s not waterfront, but honestly, it may be the next best thing.

It sits right across from the community playground, one of the pools, the tennis and basketball courts, and the marina, now with a keycard-access boat ramp! So even though you don’t have the waterfront price tag, a whole lot of the fun is practically right outside your door.

Angola Beach & Estates is THE place to be if you want an amenity-rich community that’s close enough to the beach, but not right in the craziness of Route 1. You can actually exhale here. :)

Now, the house itself? It needs some love. Depending on how far you want to take it, improvements could include siding and porches, a half bath update (the full bath has already been remodeled), and more. It doesn’t have central air, but central air could be added. And it has a wonderful wood stove that can comfortably heat the whole home.

The location makes it easy, too. You’re within about 10 minutes of groceries, gas, restaurants and more.

The beach? Oh yeah. That’s about 20 minutes away. 🏖️

If you’ve been looking for something already perfect, this probably isn’t it. But if you’d rather buy in a great location, make the improvements your way, and end up with a home in a community where there’s always something to do, this one deserves another look. :)

Next up!

This house is clean, tidy, and about as close to the beach as you can get for the price. In an area where most homes are in the $400Ks and up, this one is just $85,000.

And when I say you can bike to the beach, I mean LITERALLY bike to the beach. 🚲🏖️ Bike to historic downtown Lewes, too. And how does one do that? On the Lewes-Georgetown Trail, of course!

On your way, you’ll pass Honey’s for breakfast or brunch, Striper Bites, Lewes Coffee, and plenty of other interesting places to stop for a yummy bite. Keep going through downtown, or cross the drawbridge, and you'll find the beach just beyond. :)

The community itself has seen some pretty significant improvements recently, too. It’s now connected to the Lewes City sewer system, and new roads have been paved throughout the community.

It’s not what you might remember.

If this is a community you crossed off your list years ago, it may be time to take another look. A lot has changed, and at just $85,000, this home offers an opportunity to be remarkably close to downtown Lewes and the beach at a price that’s getting harder and harder to find.

This one definitely deserves another look. :)
