If you’ve been sitting on the sidelines waiting for mortgage rates to come down… this is something you need to pay attention to. 👀

The 10-year Treasury recently crossed 5% a level we haven’t seen since 2023 and oil has surged, with Brent crude getting close to $110/barrel. (The Business Times⁠)

So what does OIL have to do with your mortgage rate?

More than you might think.

Higher oil prices → higher transportation + production costs → more inflation pressure → pressure on interest rates.

And mortgage rates tend to move closely with the 10-year Treasury. (Freddie Mac⁠)

Translation: waiting for rates to “just come back down” isn’t necessarily a strategy.

There are a LOT of moving pieces right now that have nothing to do with how many houses are for sale in your neighborhood.

Oil.
Inflation.
The bond market.
Geopolitical events.
Federal Reserve policy.

All of it can affect what it costs to borrow money.

And this is why I keep saying:

We have to make decisions based on the market we HAVE not the market we hope is coming six months from now.

🏡 SELLERS: Higher borrowing costs can change buyer purchasing power quickly. Pricing, condition and marketing matter even more.

🔑 BUYERS: If you find the right house AND the payment comfortably fits your budget today, don’t make your entire decision based on hoping rates will be lower later.

Could rates improve? Absolutely.

Could they stay elevated or move higher? Absolutely.

You can refinance if an opportunity comes later. You can’t go back and buy the house you loved after someone else bought it.

The goal isn’t to perfectly time the market.

It’s to understand the market well enough to make the right decision for YOU.

Six years ago, the Dodsons called me to help them buy their first home. This year, I got another call from them, but this time to help them sell it.

He is a youth pastor, so we weren’t just looking for bedrooms and bathrooms. They wanted a home where they could have people over, host youth nights, and have enough room to open their doors to others. We found it, and over the next six years, they did exactly that.

A lot changed in those six years. We stayed in touch and would run into each other around town and at community events, and I got to watch their family grow from the two of them into a family of four with two sweet little boys.

Then I got the call that it was time to sell the house we had found together all those years ago.

This time around, we had some work to do before putting it on the market. We walked through the projects together, I connected them with a local contractor and a few people I trusted, and we worked through everything that needed to happen to get the house ready.

And then we sold it.

It’s pretty special to look back at a picture from 2020 and compare it to the family standing in front of me today. I got to help them buy a home as newlyweds and six years later help them sell it as a family of four.
