Lãi suất hiện vẫn ở mức cao do nhiều yếu tố: áp lực lạm phát, giá năng lượng và những bất ổn trên thế giới, cùng với nền kinh tế Mỹ vẫn tương đối vững.
Một điều quan trọng cần biết: Fed không trực tiếp quyết định mortgage rate. Lãi suất vay mua nhà chịu ảnh hưởng lớn từ thị trường trái phiếu, kỳ vọng về lạm phát và tình hình kinh tế.
🔮 Vậy lãi suất có giảm không?
Nếu lạm phát tiếp tục hạ nhiệt và nền kinh tế chậm lại, chúng ta có thể thấy lãi suất giảm. Nhưng nếu lạm phát vẫn cao, rates có thể duy trì ở mức cao lâu hơn. Không ai có thể dự đoán chính xác thời điểm.
👉 Nếu bạn đang mua nhà: Thay vì chỉ chờ một mức lãi suất “hoàn hảo”, hãy tập trung vào khoản thanh toán hàng tháng phù hợp với tài chính của mình và trao đổi với lender về các lựa chọn loan hoặc rate buydown.
👉 Nếu bạn đang bán nhà: Lãi suất cao ảnh hưởng đến khả năng mua của buyer. Vì vậy, định giá đúng, chuẩn bị căn nhà tốt và có chiến lược marketing hiệu quả càng trở nên quan trọng.

🇺🇸 Mortgage rates are near 7% again. What does this mean for buyers and sellers?
Several factors are keeping rates elevated, including inflation concerns, energy prices and global uncertainty, and a resilient U.S. economy.
Remember: the Federal Reserve does not directly set mortgage rates. Mortgage rates are heavily influenced by the bond market, inflation expectations, and broader economic conditions.
🔮 Will rates come down?
If inflation continues to cool and the economy slows, we could see some relief. But if inflation remains elevated, rates may stay higher for longer. No one can predict the exact timing.
👉 For buyers: Instead of waiting for the “perfect” rate, focus on a monthly payment you can comfortably afford and discuss loan options or potential rate buydowns with your lender.
👉 For sellers: Higher rates affect buyers’ purchasing power, making strategic pricing, strong presentation, and effective marketing more important than ever.
