I’m pretty sure these are both maximum penalty state crimes that can be charged as federal lol or I mean they should be because how are you going to help someone move in the greater RVA area not treat them like the incredible blessing they are and deserve and THEN add onto that not show them all the incredible local businesses we have via closing gifts!? CMONNNNN 12 years dungeon no trial!!

We live in a world where everyday it gets harder to tell what’s real, what’s AI, or some curated exploration of what moves us forward as human beings. I think the world authenticity gets thrown around a little too much when its usually based in performative reasons. I’ve been saying this quote to myself for a number of years and it’s continuously shown that it’s the “secret” to being that energy that we all crave and gravitate towards. I’m incredibly grateful for my clients to trusting me and couldn’t be more grateful for the ones who will see this and determine that I’m their go to for their VA real estate needs!

Your house has been live for 7 days. Here’s the only number I’m looking at.

Saves divided by views on Zillow. That’s it.

8% and up, we sit tight. Offers are coming.
5%, we’re talking a 5 to 10k adjustment.
4%, 20k.
3%, 30k.
2%, that’s a 40 to 60k conversation.

Most agents let it ride 30 days and then call you out of nowhere with “we should think about reducing.” No number, no ladder, no math behind it. Just a call you didn’t want.

I’d rather you know the whole ladder before we ever go live, so nothing that shows up on day 14 catches you sideways.

Every seller I work with gets this read at 7 days and 14 days, whether the news is good or not.
