This scam has cost homebuyers their entire down payment, sometimes $100,000+, in minutes.

Here's how it works: right before closing, you get an email that looks like it's from your title company or lender. It has "updated" wire instructions. It's timed perfectly. It looks completely official.

The fix is one phone call.

If wire instructions change, even slightly, call us to verify before you send anything. Not a reply email. A phone call to a number you already have on file. That's it.

At Journey Settlements, any change to payment instructions gets independently verified. We'd rather you call us twice than lose your closing funds!

Sending this to someone about to close could save them everything.

Your down payment is one of the biggest single payments most people ever make — sent all at once, under a deadline. That's exactly what makes it a target: scammers can often find your closing date and rough transaction amount through public records, then hijack or spoof an email tied to the deal to swap in new payment instructions right before yours would go out.

How to protect yourself:

- Call to confirm any payment instructions using a number you already have, not one from an email.

- Treat any change to those instructions as suspicious, no matter how official it looks.

- Never send money based on a document or email alone. Verify it a second way.

- If anything feels rushed, unusual, or different from what you were told, stop and call before you send anything.
