🏗️ Phase 1 Pre-Pour Inspection

Before that concrete gets poured, we get one of the most important opportunities to inspect what will soon be covered up. We look at the foundation preparation, reinforcement, plumbing, penetrations, and other visible components before access becomes limited.

Building a new home? Don’t wait until the concrete is poured to find out something was missed. Schedule your Phase 1 Pre-Pour Inspection and have an independent set of eyes on your foundation before it’s covered up.

100 years old and still standing strong but that doesn’t mean it’s problem-free.

This century-old property came with plenty of character, history, and of course, a few surprises along the way. Older homes can have unique construction methods and decades of repairs and modifications, making a thorough inspection especially important.

You never really know what’s hiding behind those walls until you take a closer look.

NEW CONSTRUCTION

Just because nobody has lived in it yet doesn’t mean everything is perfect.

There’s still plenty that can go wrong during the building process—from workmanship issues to missed details that may not be obvious at first glance.

That’s why having the home inspected before you take ownership can make a big difference. 🔎🏠

After explaining to the builder that the power washer was pushing water in through the sill plate, he tells the contractors, “Make sure they seal the sill foam so this doesn’t happen.”

Me, thinking to myself: “That ain’t gonna do jack for water being blasted directly at it.” 😂

Sometimes the solution sounds good on paper… until you actually understand what’s happening in the field. 🏠🔍

1998 property with a LOT going on. 🏠🔎

Mildew-like growth found along the baseboards and inside multiple air registers, an HVAC system that wasn’t functioning properly and was freezing over, plus an active leak adding to the list.

Older properties can come with years of hidden issues, and this is exactly why a thorough home inspection matters. You never know what you’re going to uncover until you look. 👀

🏠 2008 Property — Active Termites Found! 🐜

A home being 18 years old doesn’t mean it’s immune to termite activity. During this inspection, active termites were found where you definitely don’t want them.

Termites can quietly cause significant damage long before they become obvious to the homeowner. Another reminder that a thorough inspection can uncover problems hiding out of sight. 🔎

A year goes by fast… but a lot can happen to a house in 12 months. 🏠

This one-year warranty inspection is all about taking another look at the home after it’s had some time to live, breathe, settle, and show its true colors.

Some problems don’t make themselves known on day one. That’s why a second set of eyes can be worth it.

One year in. Time to see what the house has to say. 🔍
