Rates are up and affordability is tighter than buyers would like. That part isn't up for debate.

What often gets missed is the seasonal pattern working in the opposite direction. Nationally, Realtor.com's research points to the week of September 27 through October 3 as this year's best window to buy, driven by more inventory, less competition, and prices that have already come down from their peak.

Our new report identifies Sept. 27–Oct. 3 as the best week of the year to buy a home, offering a rare window of opportunity for shoppers. During this time, buyers could see potential savings of roughly $14K on a median-priced home of $416,000 compared to the summer peak. This advantage is driven by nearly 32% more active listings than at the start of the year and viewership per property that is roughly 30% lower.

Does your dream of owning a home feel out of reach? First-time homebuyers interested in the county's affordable housing initiative can get information and ask questions at an event Thursday, Sept. 24.

"Ready, Set, Close! First-time Buyer Event" will be an open house from 4-7 p.m. at Deep Run Recreation Center, 9900 Ridgefield Parkway. The information fair is free and open to the public. Attendees are welcome to arrive at any time.

Attendees will learn about:
- Qualifications for the Affordable Housing Trust Fund
- Quality, styles and sizes of homes built through the trust fund
- Homes that are available or soon will be from the program’s homebuilder partners

For-profit and nonprofit homebuilders and developers who want to learn more about incentives Henrico can offer are also encouraged to attend to see how they can be a part of making home ownership more attainable.

Existing-home sales decreased by 1.7% month-over-month and increased 0.7% year-over-year. Month-over-month sales increased in the Northeast, held steady in the West, and declined in the Midwest and South.
