The sequence that actually sets your closing date:

โ€ข Sorting + cartage: 2โ€“3 weeks for a full 4-bedroom home, longer if you decide room by room
โ€ข Estate sale or consignment, needs 3โ€“4 weeks of lead time to be worth running
โ€ข Handyman + paint: 1โ€“2 weeks, and this is the step that makes or breaks your list price
โ€ข Deep clean + photography: 3โ€“5 days

Book those backwards from your target list date, not forwards from today. When families map it that way, 60โ€“90 days usually turns out to be realistic, and nobody feels behind anymore.

The part of downsizing nobody warns you about isn't the sale : it's the 47 moving parts around it.

Estate sale or donation pickup? What goes to family, what gets sold, what gets let go? Movers, utility transfers, address changes, sorting decades of accumulated stuff : all while you're trying to decide where you're actually going to live.

Downsizing is usually framed as a math problem: fewer square feet, less stuff, lower costs. But after years of helping Richmond families make this move, the real math is emotional : and it's the part nobody prepares you for.
