Riverside is growing… but it’s getting tighter.
Here’s what the data is telling us 👇
• 1 in 10 homes in Southern California are overcrowded
• Riverside County sits at an 8% overcrowding rate — more families living together to manage rent
• 70% of kids in our region live in households where both parents work, largely due to rising childcare costs
• The share of people spending 30%+ of income on housing has dropped from 47% to 41% since 2006 — but affordability is still a real challenge
At the same time 👇
• Work-from-home has stabilized in Riverside at 11.5%, more than double pre-2020
• Buyers now need more space, extra rooms, and homes that support hybrid work
• Riverside leads the region in homeownership at 68% — families are choosing to put roots down here
• Education levels are rising — adults with a bachelor’s degree increased from 19% to 26% since 2006
All of this points to one thing:
Demand is rising faster than supply can keep up.
If you’re thinking about buying, selling, or just planning ahead, these trends matter — and timing matters even more.

🚨 BIG NEWS for Riverside 🚨
Riverside just launched something that could pump millions of dollars back into our local economy — and it literally pays you to shop local.
The city is rolling out a brand-new rewards app supporting up to 500 local small businesses — restaurants, coffee shops, salons, gyms, and all the mom-and-pop spots that make Riverside special.
Here’s how it works 👇
• Download the app
• Link your card or upload a receipt
• Earn rewards for shopping local
💰 10% back on launch day
💰 5% back for the rest of the pilot program
The best part?
Those reward points can only be spent at other Riverside businesses, keeping money circulating right here in our community.
The city invested $50,000, and based on similar programs, this could generate over $2.4 MILLION in local spending if it continues.
This is a huge win for small businesses and for Riverside as a whole.
📲 App launches this holiday season
👇 Comment “RIVERSIDE” and I’ll send you the full list of participating businesses and rollout details.

Downtown Corona Is Transforming — And Homeowners Need to Pay Attention
Downtown Corona is changing fast — new restaurants, new cafés, chef-driven concepts… and this wave of lifestyle growth is going to attract a LOT of people to the area.
Here’s why this matters for homeowners ⬇️
⭐ Lifestyle drives home values.
People don’t shop for just bedrooms and bathrooms anymore —
they shop for:
🍷 Walkability
🍽️ Great dining
☕ Local cafés
🎶 Nightlife
✨ Community vibe
Every city has an “experience,” and the cities that win over the next decade will be the ones that create places people actually want to spend time in.
Corona has struggled with this for years…
But that’s exactly what’s changing right now.
It’s called Lifestyle Equity — the value created outside your home that makes your neighborhood more desirable. And lifestyle equity raises property values.
If you want a full list of the new restaurants, cafés, and concepts coming to downtown Corona,

Riverside County Just Approved a Mega Warehouse in Mead Valley — Here’s How It Will Affect Home Values
Riverside County just green-lit a massive new warehouse project in Mead Valley, and whether you rent, own, or invest nearby… this WILL impact you.
Most people don’t understand how large industrial projects ripple through the housing market, so here’s the breakdown:
🚫 If you live within 1 mile:
Expect:
– More traffic
– More trucks
– More noise
This can create downward pressure on home values in the immediate impact zone.
✅ If you’re 2–5 miles out (the sweet spot):
This is actually where the opportunity is.
Why? Warehouse development brings jobs — and jobs bring:
👨👩👧 New families
🏡 New renters
💵 New buyers
➡️ Which pushes home values UP over time.
Whether the jobs are logistics, tech, or warehouse operations… they all bring stable employment, and stable employment drives housing demand.
The key:
Same city, totally different outcomes depending on the street you buy on.
Some neighborhoods will feel the impact.
Some will benefit massively.
If you want a map of the exact “perfect zone” to buy in around this new project,
comment “ME” below and I’ll send it right over.

Showing up matters.

Not just for the wins.
Not just when it’s easy or convenient.

I’m talking birthdays, hard talks, the highs, the lows—the real-life stuff. The moments that actually matter.

Yeah, business is important. Goals matter.
But people remember who was there.

If there’s one thing I’ve learned over the years, it’s this:
You can hit every goal you set… but if you miss life while doing it, none of it feels good.

So be present.
Send the text.
Make the call.
Show up.

Every time you do—it counts

Riverside County Is Building 6,000+ New Apartments — Here’s What That REALLY Means for Homeowners
Riverside County is building apartments at one of the fastest rates in California — over 6,000 new units coming online.
But here’s the part most people get wrong:
More apartments does not hurt homeownership.
In fact… it helps it.
Here’s why:
📉 Short term: New apartments help stabilize rent spikes
📈 Long term: They create what I call a buyer pipeline
People move here because it’s affordable → they rent → they save →
2–3 years later… they BUY.
Builders are basically creating the stepping stone that turns renters into first-time homebuyers.
Why this matters:
🏠 Homeowners: A larger future buyer pool = stronger long-term values
📊 Investors: More rentals = more competition → choosing the right neighborhoods becomes even more important
Riverside’s growth isn’t random — it’s layered, it’s strategic, and it’s shaping what the next 5–10 years will look like.
Comment “RENT” below and I’ll send you the neighborhoods most affected by the apartment boom + what it means for your property value.

Riverside Is Quietly Becoming a Major Jobs Hub — Here’s What That Means for Your Home Value
Riverside is quietly turning into one of the fastest-growing job hubs in Southern California… and most homeowners have no idea what’s coming.
Companies are moving east because Riverside offers:
📦 Cheaper land
🏭 Modern industrial parks
🚚 Better logistics
🛣️ Direct access to the 60, 215, and 91 freeways
And here’s why that matters to YOU:
High-paying jobs = more qualified homebuyers.
These employers bring people with:
💰 Higher incomes
📈 Better financial stability
📍 Long-term reasons to stay in Riverside
Neighborhoods within 15–25 minutes of these expanding job corridors will see the strongest demand — and that demand puts upward pressure on home values.
This isn’t hype. It’s economics. And it’s happening now.
Comment “JOBS” and I’ll send you the full list of the companies relocating to Riverside and which neighborhoods will benefit the most.

f you’re shopping in Anaheim Hills, you NEED to see what your money can get you just 18 minutes down the freeway in Corona… 👀🔥
Today I’m breaking down a real side-by-side comparison:
1024 S. Hanlon Way (Anaheim Hills) vs 3704 Howe Street (Corona) — both in a similar price point, but the value difference is HUGE.
In Corona you’re getting:
🏡 Bigger home
📐 Larger lot
🌿 More privacy
✨ Modern upgrades
🌄 Better views
🚗 Quick access back into OC
OC is amazing — but if you’re a buyer who wants more space, more upgrades, and more home for your money, Corona is winning right now.

Riverside Just Landed a Major HQ… and Property Values Are About to Feel It
Riverside just secured a brand-new corporate headquarters, and most people have no idea how big this is going to be for our market.
Link Wells, a major technology + R&D company, has officially moved their full HQ and factory to Riverside — and this is the kind of relocation that reshapes entire neighborhoods.
Here’s why it matters:
💼 Corporate relocations don’t just bring more people…
💰 They bring payroll growth — higher-income jobs + higher-income buyers
🏡 Higher-income buyers = stronger demand = upward pressure on home values
🌆 And it creates long-term economic stability, not a temporary spike
Neighborhoods within 15–20 minutes of the new HQ stand to benefit the most:
➡️ Orangecrest
➡️ Canyon Crest
➡️ Mission Grove
➡️ Woodcrest / Alessandro Heights
➡️ And surrounding Riverside communities
This isn’t random buyer activity — it’s economic-driven demand, and it’s coming fast.
Comment “HQ” below and I’ll send you a list of all the companies exploring a move to Riverside + which neighborhoods will benefit the most.
