Home sweet home 🏡✈️ 3 days in Arizona with the JMG family — our national team leaders all chasing the same fire…. That's this team showing up for each other, and our agents every single day. It was so cool to meet people in person and out of our little Zoom boxes 😅❤️…🙌🔥 Recharged. Grateful, back home , off to a listing appointment, few showings later, and ready to work 🙌

Real Estate ain’t for the week. We all saw all mighty Kendra cry publicly how hard it is to be agent …The rejection, the nos, lowest amount of transactions since 70ies, commission compression…. close to 80% of licensed agents have not sold one home this year ! That’s crazy …Real estate is tough right now — for agents, team leaders, buyers, sellers, all of us…But there's no industry I'd rather be in. The market shifts, the days get hard... and somehow we always make it through. This business tests you and builds you at the same time. And having a team that gets it? Makes all the difference. 🙌 I am always ready to serve and take care of people in this ever changing industry 😝

🦎 Meet my newest assistant… Mocha. Apparently, every house has to pass the Bearded Dragon Inspection™ before Ms. Jasmine is allowed to see it. 😂

So far, Mocha’s checklist includes:
✔️ Sunny windows for maximum lizard lounging ☀️
✔️ A comfy spot for afternoon naps
✔️ Plenty of room for zoomies… for the humans too. 🏡

House hunting is officially underway, and we’re determined to find Ms. Jasmine the perfect place to call home!

Wish us luck… although Mocha seems pretty confident he’s running this operation. 🤣🦎💚

Half the state apparently decided to list their home this month and the map is SCREAMING at us lol

Here’s a wild stat for you — Florida currently has nearly 300,000 active listings across residential, new construction, vacant land… you name it.

During the height of COVID? There were fewer than 40,000 statewide.

That’s not a typo. 😳

So when I talk to buyers and sellers about supply and demand affecting your home’s value and list price — this is exactly what I mean.

More inventory = more competition = pricing strategy matters MORE than ever right now.

Florida just made history with the biggest property tax change EVER — and if you own a home here, you need to know about this. 🏡

The Florida Legislature just passed an amendment that could raise the homestead exemption from $50,000 all the way to $250,000. That means for a lot of Tampa homeowners… your county and city property tax bill could go to ZERO. 🤯

Here’s the quick breakdown:
✅ Voters approve it in November 2026 (needs 60%)
✅ Jumps to $150,000 exemption in 2027
✅ Reaches $250,000 in 2028
✅ School district taxes still apply
✅ Already have homestead? It applies to you automatically

⚠️ Vacation homes & part-time residents — this one’s NOT for you. Primary residence only.

And if you’re thinking about buying — December 31, 2026 is a date you need to know. Establish Florida residency before then and you’re in from day one. Wait until 2027? Five year waiting period.
