Thinking about moving to Virginia? Here are three things worth knowing before you choose where to land.

1. Virginia is VERY different depending on where you live.

Mountains, cities, small towns, suburbs, lake communities and rural acreage can all give you completely different day-to-day lifestyles.

2. Distance works a little differently here.

Something may look close on a map, but mountains, back roads and the route you actually have to take matter. And eventually, “about 30 minutes away” won’t sound far at all.

3. Choose the AREA before you fall in love with the house.

The right house in the wrong location is still the wrong house. Figure out the lifestyle you want first, then narrow down where you should be looking.

If you’re thinking about moving to Roanoke, Virginia, don’t start by spending your entire visit looking at houses.

Spend some time getting to know the AREA.

Explore Downtown Roanoke. Walk around Grandin Village. Head over to Salem. Spend some time in South Roanoke and Crystal Spring. And absolutely make time for a drive along the Blue Ridge Parkway.

Because these places give you a much better sense of what living in the Roanoke Valley can actually feel like.

And don’t just drive through.

Get out of the car. Grab coffee. Have lunch. Walk around. See what feels like you.

Finding the right home matters. Finding the right vibe matters too.

Selling a home in 2026 is not the same game sellers were playing in 2021.

Today, pricing correctly from the beginning matters. Preparation matters. Presentation and marketing matter. And sellers need to be prepared for buyers to negotiate more than just the purchase price.

The biggest difference?

You need a strategy BEFORE the house hits the market.

That doesn’t mean it’s a bad time to sell. It means the market has changed, and your selling strategy needs to change with it.

Virginia is absolutely the worst place to live.

Here’s what nobody warns you about:

• The mountains have absolutely no respect for your productivity. You will stare at them.

• You can go from city to small town to completely rural without leaving the state.

• Four actual seasons means you’ll complain about all four and still have a favorite.

• Back roads will eventually become your preferred roads.

• There are places where having a yard, some privacy and room to breathe is still very much an option.

• You can spend a Saturday in the mountains, at the lake, exploring a small town or heading into a city.

• And fall? Virginia gets a little ridiculous.

Sounds terrible, right?
